COMMERCIAL DESIGN REQIREMENTS

· All commercial development located on Lot 2 of Block 1 shall have a minimum footprint
of 4,000 square feet and a maximum footprint of 7,500 square feet. Structures should be
primarily single story up to 1 and Y2 stories provided the upper floor is contained within
the roof structure.
· No elevation shall have a massing or length more that 35 feet without being articulated
by a change in plane or design features.
· Unless otherwise approved by the ACC as compatible with a particular architectural
design or style, the minimum pitch for roofs, excluding roofs at porches and deck covers,
shall be 6/12.
· Screening of mechanical devices and the like are required for both roof and ground
mounted services.
· Wide fascia depth is encouraged and boards around the entire building shall be built-up
style with a minimum of2 steps and in keeping the overall scale. In addition, a Ix3"
shadow board trim on top shall be required to compliment and enhance the architectural
style.
· Aluminum siding, vinyl siding, plywood, concrete block, tin, and metal or metal
appearance are prohibited
· Subject to compatibility with the overall architectural style and design, all structures,
shall be required to incorporate a minimum of 20 percent stone on the front elevation and
10 percent on all other sides, or other appropriate materials, shall be utilized in the
exterior finish of each elevation.
· Rain gutters and downspouts shall be painted to match the color of the surface to which
they are attached, however half round copper gutters and leaders are encouraged.
· No elevation ofthe primary building shall have less than 15 percent of the overall gross
wall area in glazing.

· Commercial development shall have a strong orientation to the interior parking
· Buildings shall be positioned in a manner that preserves views and privacy of others and
to create visual interest. Structures and landscaping shall be placed to respect the privacy
of neighbors, and minimizes obstructions of views from neighboring properties.
· Due to the location of the commercial area with respect to the developments main entry
and residential connection, building scale, mass and articulation/modulation should be
carried out through all sides of the structure to promote and develop a sense of quality
and overall cohesive character.
. A combination of gabled and/or hipped rooflines are encouraged and if appropriate for
the architectural style.
. Colunm features of stone or wood, or a combination there of, are highly recommended
and have a number of properties that should be evaluated during design for the
appropriate architectural style. Special attention should be paid to the overall proportions
of columns with regard to height, width, column base, colunm top or capital and the
overall building scale relationship.
. Timber style beam, bracket and truss style detail elements are strongly encouraged and
may be required to compliment the overall architectural style of the development.
Timber detail elements shall be a minimum of 4x members and shall be authentic and
representative of the architectural style of the building.

Residential Desilm Considerations
o Efforts should be made (particularly in narrow lot blocks 20-24) to minimize the impact
of inconsistent or out of scale building massing and rooflines
o Comer buildings need to show mass and volume more clearly than mid-block buildings
and therefore require special attention.
o Timber style beam, bracket and truss style detail elements are strongly encouraged and
may be required to compliment the overall architectural style of the development.
Timber detail elements shall be a minimum of 4x members and shall be authentic and
representative of the architectural style of the building.
o If wood posts are used, they shall be a minimum of 8" x 8" with a base and capital
detailing.
o Medium cedar shakes are preferred and strongly encouraged, asphalt shingles
may be used, provided they are laminated with a guaranteed 3D-year or longer life
and are "architecture" style. Ridge shingles shall be of "high definition" raised
profile such as Elk "Z-Ridge" or ACC approved equa1.
o Gable end vents, gables are areas that should be looked at closely. These are areas that
can add detailing and changes in materials
o Modulation

o Narrow lot units (located in Blocks 22 and 23) shall be rear loaded, with strong
orientation to the street. A minimum of one half of all units shall have front
porches, although porches for all units are encouraged. However front porches
shall be considered "usable" and shall have a minimum depth of 6 feet, 8 feet
recommended
o Lots less than 4,000 sf. shall be dissimilar within 200 lineal feet
o Lots 4,000 sf. or greater shall be dissimilar within 600 lineal feet
o Stacked rooms over garages shall incorporate a change in the front plane of the
garage to avoid large, unbroken vertical surfaces
o Unless otherwise approved by the ACC as compatible with a particular
architectural design or style, the minimum pitch for roofs, excluding roofs at
porches and deck covers, shall be 6/12. Steeper roof pitches are encouraged on
lots 4000sf or less. Steeper front to back roof pitches may be required on shorter
roof spans if needed to provide greater street presence. Broken rooflines are
encourages and required
o Fascia boards around the entire building shall be a minimum of 8" in width, with
a Ix3" shadow board trim on top to compliment and enhance the architectural
style.
o Homes shall be required to incorporate a minimum of 20 percent stone, or stucco
on the street elevation In most cases, stone or stucco will be required to wrap the
comers a minimum of 36 inches and in most cases should tenninate at an inside
comer where possible.
o Mechanical equipment for utilities and HV AC should be screened so that they
will not be visible from the street or adjacent property. All utility cables shall be
underground. No mechanical or HV AC devices shall protrude from walls or
windows and be visible from the street.
o Rain gutters and downspouts shall be painted to match the color of the surface to
which they are attached, however half round copper gutters and leaders are
encouraged.
o No elevation of the primary building shall have less than 5 percent of the overall
gross wall area in glazing.
o Garage entrances with more than 2 doors must not be flush with one another. To
soften the visual mass of garage area, entrances should be "stepped back" or offset
a minimum or 1 foot and 6 inches as a means to soften the visual bulk and add
architectural interest.
o Driveways are designed to accommodate the frequently used automobiles only.
Storage of Recreational Vehicles (RVs), boats, trailers, or other vehicles on
driveways is prohibited. Cars stored seasonally or periodically and covered on
driveways are also prohibited.
o All driveways shall have a two (2) foot border parallel of the street on the home
side of the sidewalk of brick pavers, colored or stamped concrete in a color which
complements the color scheme of the building and is approved by the ACe.
o In order to maintain a well-lit streetscape and promote neighborhood safety, each
home shall provide front yard exterior lighting with minimum of two wall-
mounted lights or three soffit-mounted can lights with a 60 watt bulb shall be
installed at the front of each home in a location that will provide light to the front
yard and adjoining street. The lights shall have photosensitive cells that
automatically activate the lights in the evenings and have a glare-reducing glass.
Fixture selection shall be in keeping with the overall architectural theme of the
building.
o Satellite dishes larger than 24 inches are not allowed. Small dishes are permitted
if they are not visible from the front ofthe home and are limited to two maximum.
TV antennas must be placed in the attic and not on the roof
