CIVIL ENGINEERING1 PLAN NINGICADD September 20, 2023 Meridian City Planning Division 33 E Broadway Ave.,Suite 102 Meridian, ID 83642 SUBJECT: Modern Craftsman Franklin by Baron Properties Final Plat Application Dear Planning Division: On behalf of BPS Franklin Road, LLC, Bailey Engineering is submitting a final plat application for the Baron Properties Modern Craftsman Franklin project,AKA Colorado Ridge.This project is located on parcel numbers S1210336521,51210336450, and 51210336405.The site is located north of W Franklin Road and east of N Black Cat Road.The site encompasses 11.464 acres. The Modern Craftsman Franklin project has received approval on prior applications which include the following:Annexation,Conditional Use Permit, Private Street, Preliminary Plat, and Development Agreement Modification (H-2022-0079).The Development Agreement Modification was completed and approved on August 8, 2023 (H-2020-117678). The Modern Craftsman Franklin development includes ample amenities that serve to provide entertainment, convenience, and opportunities for connection between community members. At the north end of the property, adjacent to W. Aviator St. is a generously sized dog park with thoughtful landscaping and a perimeter walking path.The centrally located clubhouse includes a coffee bar, indoor gathering and seating areas, a kitchen, a conference room, a Zoom-room, and a fitness center. Attached to the clubhouse will be a maintenance shop, mailbox room, parcel lockers,and a ¢ conveniently located directory and map. Immediately behind the clubhouse is a large pool deck anchored by the unique, circular resort-style community pool and spa.The pool deck I also features a covered grill area, patio seating, umbrellas, and high-end lounge furniture. Modern Craftsman Franklin will also feature a children's playground adjacent to the pool for an additional gathering place for families to enjoy. Finally, the Project includes electric vehicle charging stations centrally located near the clubhouse and will provide infrastructure for additional electric vehicle chargers in the future. Baron Properties along with Bailey Engineering have worked together to ensure that conformance with the approved preliminary plat and meeting all conditions thereof have been met. Conformance with all requirements and provisions of the UDC have also been met. We will continue to conform with all acceptable engineering, architectural and surveying practices, and local standards as well. Bailey Engineering is pleased to submit this application and associated documents to the Meridian City Planning Division for review. We feel this project adequately meets all applicable zoning regulations and requirements. We look forward to working with the city planning staff to maneuver it through the approval process.
