Highlights of Proposed Development: Annexation and Zoning to R-8, TN-R, and C-N for 182.60 acres of
property. Preliminary Plat approval of 548 single-family residential lots, 1 commercial lot, 1 school lot,
and 20 common lots on 177.94 acres in proposed R-8 (178.0), TN-R (10.42) and C-N (10.42) zones.
About 24 acres (13.5%) of the site is being set aside for open space.
Gross Residential Density: 3.09. The average lot size in the development is 8,750 square feet.
Proposed Commercial Square Footage: No details yet. 3.94 acres
Outstanding Issue(s) for City Council:
· Applicant was still working with "out parcel" owners to construct a pedestrian pathway along the
frontage of their property. Staff recommends that the Council get an update from the applicant.
· Council had questions/concerns about the proposed area for the pool.
· Council had questions/concerns about the proposed look and layout of the proposed C-N lot.
· Applicant had agreed to address staff concerns about the redesign of lots adjoining the school site.
· Council had questions/concerns about the proposed look of the product type for the 1N-R portion
of the property.
· Applicant also wants to clarify future redevelopment of the very large residential lot.
