Applications: annexation and zoning and preliminary plat
Highlights of Proposed Development: 42 building lots on 10.59 acres in proposed R-8 district.
Gross Residential Density: 3.92 units per acre (5.64 net density)
Outstanding Issue(s) for City Council:
. Council was concerned with a development that used common drives as a design feature, rather
than an occasional tool to access tight spots.
. Applicant has redrawn the site plan to eliminate the use of common drives. In the process, they
have reduced the number ofIots to 26. (2.46 units per acre.)
. Do you want to remand this issue back to the Planning Commission? The impact to surrounding
properties is less, but, technically, the project is no longer consistent with the medium density
designation of the Comprehensive Plan.
. If you do not want to remand this item back to the Commission, staff asks that you continue it for
two weeks so that we can review the lot dimensions and configuration.
Sidenote: I had suggested that I bring back some examples of projects designed with these common
drives. I took the photos last weekend, but they no longer are appropriate for this discussion. I can
bring them back as a department report or pre~council discussion at your pleasure. I could combine it
with some photos that I took yesterday on projects that are able to minimize the impact of garage
fayades-even on relatively small lots.
