RE : Sol C . Yuan — Retail Shops — Rezone
Dear City Council :
Please accept our application for rezone of the property located at 725 E . Fairview Avenue in
Meridian, Idaho , on the south side of Fairview Avenue , 1 /2 mile west of Locust Grove Road and
adjacent to Five Mile Creek, Section 7 , Township 3 North, Range 1 West of the Boise -Meridian .
The property contains approximately 3 . 0 acres . The request is for a zone change from R8
(Medium Density Residential) to C - C (Community Business District) . Currently, the property is
vacant ground .
The requested C - C zoning designation provides for commercial uses that are located in close
proximity to major highway or arterial streets and have direct connection to the Municipal water
and sewer systems of the City . The applicant intends to develop the property as retail shops .
Retail shops are permitted uses within the C - C zone . A zone change on this property is desirable
because it would allow for continued growth and infill within the City limits . This growth would
be in compliance with the intent of the Comprehensive Plan . Specific Comprehensive Plan
policies that support the requested zone change include Land Use Mixed Uses Area Policy 5 . 17U
(Variety of compatible land uses including commercial) .
In all , we feel that this development will be a desirable fit into the overall plan envisioned by the
City of Meridian for this area. Our request meets the intent of the Meridian Comprehensive Plan
for development. Sewer and water are located adjacent to the site and will be provided to the
development. We look forward to working with you and your staff and request approval of what
