Kleiner Adjacent Subdivision—A Preliminary/Final Plat application (REV-])
Dear Mr. Hood,
Enclosed is a Preliminary/Final Plat Application for Kleiner Adjacent Subdivision—a two (2) lot
subdivision located at the northeast corner of Fairview Avenue and Records Way.
The reason for this request is to create two separate parcels to facilitate construction financing of
the previously approved Records Apartment project(H-2022-0008 and A-2022-0147). We do
not propose any changes to the previously approved site plan or landscape plan.

PROJECT OVERVIEW
The proposed action will create a two (2) lot subdivision. The multi-family construction project
will continue to move forward and will be constructed in two phases.
• Phase one will consist of the south residential building along with associated parking
podium and surface parking,the south courtyards and their amenities, as well as the
clubhouse with the leasing office and associated amenities for the entire project.
Additionally,the majority of the site improvements including utility connections and
landscape buffers along Fairview Ave. and Records Way will be constructed with phase
one.
• Phase two will consist of the north residential building along with associated podium and
surface parking, interior courtyards and amenities.Additionally,the landscape buffer
along Elden Gray Street will be included in the second phase.
The approved landscape plan and site plan have been attached as exhibits. For clarity, we are
showing the required plat landscape improvements, and have shadowed the onsite improvements
that will occur with each building.
We anticipate that the subdivision plat will record prior to completion of construction of the
second building. In order to facilitate recording of the plat,the following items will be included
on the plat:
• An air rights easement
• A cross access agreement
• Shared site utilities agreement
• Shared parking agreement
• Shared amenities agreement

IN CONCLUSION
• The Preliminary and Final plats as proposed are in conformance with all requirements
and provisions of the UDC,with acceptable engineering, architectural and surveying
practices and local standards.
We are confident this narrative, along with the application information, address the City's
requirements for approval of Kleiner Adjacent Subdivision; and look forward to consideration
by the Planning&Zoning Commission and City Council.
