Dear Mr. Cox:
Attached hereto is a copy of the street sewer and water plans
profile dated June 30, 1965 prepared by Toothman & Associates
covering off-site improvements of the proposed Gregory Subdivision
Unit #1.
In order to facilitate acceptance of the proposed Gregory
plat, Mr. George Gregory was in the office yesterday and picked
up the hard top and proposes to eliminate all of the streets and
lots in his Unit #1 except those lots fronting 8th Street.
I advised Mr. Gregory that 8th Street would not be constructed
until all the money that is due the County is paid into the County
and that at the present time, the School District has agreed to
pay $947.50 and has not yet done so.
Some concern has been, expressed as to the possible outcome
of Raymond Street as proposed in view of the fact that the sub-
divider would construct a half pavement being 22�i feet wide
which -appears to be inadequate for -two way traffic fronting the
school house and the question as to whether the school would
construct their half of the pavement or expect the County to
do so has never been determined. As far as I know, the County
has no intention of so doing.
This brings up the question as to the redesign of the
revised plat as to whether the lots should be shortened in frontage
to permit the entire dedication of Raymond Street within the
Gregory Subdivision. However, Mr. Gregory indicated that he
would construct the street, which if constructed to County
standards would be reduced from 45 feet back-to-back pavement
to 32 feet.

Mr. Soniville points out that there is now a high irrigation
ditch on the school property adjacent to the south line of the
school and he does not believe that Raymond Street can be
constructed unless something is done with this ditch which
involves W. Gregory and the School District.
Since the lot sizes of the proposed subdivision relate to
urban size, it becomes mandatory for the subdivider to service
these lots with central water and central sewage facilities. It
is equally mandatory that the Zoning Commission have some
evidence as to the City's willingness to accept this obligation
and have reached an agreement to do so,otherwise these costs
would be included in his bond requirements for off-site improve -
