Dear Mr. Cox:
We are this day forwarding a preliminary application together
with a 1300 and a 1-50 scale map setting forth preliminary plans
embracing the Gregory Subdivision, the east portion of which has
been designated as Unit #1 which would be the original plat.
This subdivision embraces the construction of off-site
improvements in accordance with County road standards for pavement
and curbs and including City water and City central sewage together
with front set -backs of 20 feet, side yard 5 feet, rear yard
10 feet and with lots varying from 7100 to 8000 sq_ ft.
In these preliminary plans, it would be appreciated if you
would route this through channels and advise us as to whether
the street plan and lot size meet with your approval. If it
does, we shall then call for a street profile plan which would
set forth the proposed street grades, design standards for
street and curb construction and the location of present
irrigation facilities and the proposed changes of any irrigation
facilities extending across the proposed area to be platted.
I discussed with Mr. Gregory our requirements that he
furnish us with a preliminary title report and that he works
out necessary easements for irrigation and utility rights-of-way.
The question as to who.^is.,paving what streets is a matter which
I presume he will discuss with you as I have related to him the
County's policy regarding responsibility for the construction of
off-site improvements.
We will delay making any determinations of this proposal
until hearing from you.

Enclosed herein is a preliminary application and drawings of
the proposed Gregory Subdivision Ido. 29 located in a portion
of the N 1/2, SE 1/4, NW 1/4, Section 129 TVs RMI B.M., Ada
County, Idaho.
The proposed development is an Urban Residential Subdivision,
developed with pavement, curbs,sidewalke in accordance with Ads
County standards. It will be serviced by 74eridian city water
and by public sewers, as well as pacer and telephone,
It would be appreciated therefor., if you would review this app-
lication in light of your jurisdictional interests, or as the
case may be, right-of-way requirements, and advise this office
at your earliest convenience of your recommendations.
