Dear Council Members, CITY FnC F I would like to take this opportunity to write in regards to Tanner Creek Subdivision (H-2022-0048) and I- 84 and Meridian CPAM (H-2021-0099) projects. Both projects are situated within the original downtown urban renewal district established in 2002. In 2010, after extensive stakeholder and public engagement, a master plan named Destination: Downtown was adopted by Meridian Development Corporation (MDC) and incorporated by the City Council into the City's Comprehensive Plan.Though still relevant,the plan is currently undergoing an 18-month update. The Southern Gateway holds significant potential for the City of Meridian due to its proximity to the interstate and parcel sizes. Destination: Downtown emphasizes the need to shift freeway-oriented development away from standard big-box formats, advocating for smaller footprints and a traditional,' gridded street network.The plan envisions the Southern Gateway as an entertainment destination, allowing for uses such as theaters, meeting spaces, sports complexes, and more. The breakdown of envisioned land uses for this district includes retail/dining(25%), office/employment center(25%), light industry(25%), roads/utilities/institutional (25%), with no allocation for residential use. According to Meridian Development Corporation, "MDC does not anticipate the vision changing much for the Southern Gateway through the Destination: Downtown updating process." Regrettably, despite three submissions to the City of Meridian,the proposed developments fall short of embodying the vision outlined in Destination: Downtown. It's disappointing to note that certain essential elements seem to be missing from the developers' proposals, especially when considering the unique opportunity,the Southern Gateway presents. The Southern Gateway has immense potential to be a vibrant and distinctive hub for the Meridian community. I urge you to express the disappointment felt by community members like myself regarding the deviation from the approved vision, endorsed by both MDC and the City of Meridian.The Southern Gateway deserves a development that aligns more closely with the envisioned entertainment destination and promotes a positive, welcoming atmosphere. These parcels could have a great opportunity to create something special for this community. High dense residency and big box retailers is not it. We have a rare opportunity to make develop something incredible and unique at the gateway of Meridian. Other developed cities do not have this opportunity. Let's seize the chance to craft a distinctive Gateway to Meridian that goes beyond box stores and high- density apartments. Please deny this application. Thank you for your time and attention.
