Dear Mr. Ream ,
Idaho Transportation Department ( ITD ) reviewed the Blayden Subdivision Traffic Impact Study (TIS ) dated July, 28,
2023 . The subdivision is a proposed mixed - use development containing 22 townhomes , 312 multifamily dwelling units,
a 7 , 000-square -foot daycare center, approximately 17 , 540 square feet of office space, approximately 26, 040 square
feet of retail space, and a 1, 800-square -foot coffee shop with drive-through window . One ( 1 ) existing single-family
home will remain within the site .
This letter acknowledges ITD' s acceptance of the Blayden Subdivision Development TIS with the conditions listed
below :
• Add a northbound right turn lane at Black Cat Rd and Chinden Blvd ./ US- 20/ 26 .
This letter shall remain effective for one ( 1 ) year at which time a reassessment of this project may be required .
Additionally, any change in land use or the number of anticipated site trips that are identified in the Transportation
Impact Study (TIS ) may necessitate a reassessment of the development .
Maintaining safety and mobility for Idaho' s motorists is of utmost importance to ITD . We appreciate your
improvements to livability in Ada County, Idaho as we want all residents to travel safely and efficiently around the
