Black Cat Road in Meridian. We’d like to congratulate you on your acquisition of this property. For over 50 years, Preservation Idaho has worked to protect and preserve places that are significant to Idahoans and that make Idaho unique. We rely on collaboration with public and private property owners to ensure they understand and appreciate the architectural and historic value of their property. The Eggers family farming legacy started with a move to Idaho in 1918 and the purchase of a dairy on Ten Mile and Overland roads. Chester Eggers Sr. and his uncle, opened a dairy farm and prune growing business in 1921 on Franklin Road in West Meridian called Black Cat Farm. Chester Eggers Sr. purchased a large sign detailing a black cat and placed it on the corner of Franklin and Black Cat roads – though at the time, Black Cat Road was known as Post Road. Years later, Ada County renamed the road in honor of the beloved black cat on the sign Eggers had placed there. As you likely know, The Eggers Farmstead is listed in the Ada County Historic Sites Inventory and is historically significant to Ada County and Meridian. The farmstead has the only remaining dual silo in Ada County, thus increasing the significance of its own agricultural heritage, as well as the County’s agricultural heritage. Preservation Idaho sees a very special and unique opportunity for your development of this property. We believe the farmstead and your development can and should coexist, creating a sense of harmony that will set your design apart from similar developments in the area. We would love to see your development incorporate the farmstead into your design. Ada County has a couple of different developments that have incorporated historic structures into new developments – such as the Schick-Ostolasa Farmstead within the Hidden Springs development. The Schick-Ostolasa farmstead serves as a Historic and visual landmark for the new development while serving as inspiration for the entire development. The designs of newer homes have been inspired by traditional houses within the farmstead’s time period of significance and the entire community has adopted a very Americana-feel. The Hidden Springs development has been physically incorporated into the history of the land and together, the new and historic structures have become embedded into the Hidden Springs’ sense of community identity. The dual silo located on your property could be a central, focal point while offering unique design inspiration and a sense of identity that differentiates it from other similar type developments in the surrounding area. It could become a commercial complex holding a neighborhood cafe or perhaps a clubhouse for community members to utilize. The Magnolia Market at the Silos in Waco, TX are a beautiful and iconic example of retail/commercial-reuse of the historic Brazos Valley Cotton Oil Mill by developers, Chip and Joanna Gaines. Before you start any work, we highly suggest that you allow for an architectural historian to document the site as it presently stands. In the event you are not able to utilize these structures, we ask that you consider moving the remaining structures to another location in Ada County where they can be maintained and preserved. As aforementioned, this is the only remaining dual silo in Ada County. As present- day farmers move towards other storage methods, it’s imperative that our only remaining piece of this type of agricultural history remain so present and future generations can learn, engage, and appreciate Ada County’s agricultural growth over time. The farmstead has the only remaining dual silo in Ada County. The ACHPC finds that it is important to protect buildings and sites which reflect the County's historic agricultural heritage. The structures on the property, in particular the silo represents the County's past agricultural heritage. The ACHPC is aware that the acreage surrounding the farmstead will likely develop into a subdivision; however, they believe that the farmstead and the residential subdivision can coexist together. We ask for you to think about incorporating the farmstead into the design of the subdivision. Ada County has a couple of different developments that have incorporated historic structures into their community. The most successful of these is the Schick-Ostolasa Farmstead in the Hidden Springs development. The farmstead serves as a focal point for the community and ties Hidden Springs to the history of the land and is a part of the community's identity. The silo could be a great focal point for your community and give it a unique identity to differentiate it from other subdivisions in the area. If you are not able to save these structures, we ask that you allow for an architectural historian to document the site before the structures are torn down. As a reminder in Ada County before a structure is torn down you will need to obtain a demolition permit from the Ada County Building Department. Thera is also a historic house which has been modified and several modern buildings. The original house,barn,and matching outbuildings were built in 1915. Out of the 14 buildings, 10 have retained their original materials and craftsmanship. The Bile includes a Works Progress Administration(WPA)built outhouse. A WPA toilet was a deluxe model of outhouse,with a concrete foundation and venting. The site boundary included the house,yard,and ATTACH farm working area,and extends east to include a row of trees planted along the ditch. The condition of the property is excellent:it is well kept and clean. The buildings have been well cared for through the years and are still in use on the farm today. The historic buildings,with the exception of the house,have retained their original location,design,setting, materials,workmanship,feeling,and association. The site is eligible for the National Register of Historic Places under Criterion A for its importance to the broad patterns of agricultural and settlement history in southern Idaho as wail as the local history of the Meridian vicinity. The site is also eligible under Criterion C for[lie architectural design of the barn and the granary with the double silos. Previous Recording This site was previously recorded during the 1999 Ada County Reconnaissance Survey by the Arrowrock Group. At that time the site was found to be eligible for the National Register of Historic Places. The granary with double silos is featured in the book Patterns of the Past: The Ada County Historic Site Inventory(Arrowrock Group 2001). History According to Mrs.Bothene Moore,the current owner of the property,a family by the name of Eggers originally bought the land and built the farm. The Grandmother Eggers came to this house in 1923 as a new bride and raised a family. Through the mid 1900s the farm worked as a dairy. In 1949 one of the Eggers sons built the blue hnu"across the street. The Moore family bought the farm In 1969 from one of the Eggers grandsons. The Eggers brothers still farm mint in the area today. The Moore family has ralsad horses and oats and hay during their time at the farrn. During the site visit,Mrs. Moore assisted in the naming and numbering of the buildings. The site includes a Works Progress Administration(WPA)privy or outhouse. During the Great Depression,federal New Deal programs such as the WPA put many unemployed people to work building roads,campsites,and building structures on farms and ranches. A WPA toilet was a deluxe model of privy. The structures had a concrete foundation,venting,and sometimes had electrical lighting(Arrowrock Group 2001). 1. House The one story house is irregular shaped with a cross gable roof,boxed eaves,and asphalt roof materials. the original t exterior material of the house has been replaced with composite wood. The original portion of the house is assumed to be the northeast section based on changes in the concrete foundation. The additions are at the south and west elevations. All windows are vinyl and are double hung,616 life and vinyl sliders,with the exception of two picture windows at[tie north elevation and a 24 lite picture window at the west elevation. The north elevation has a flush door made from wood and painted red with wooden steps up to the front door. At the south elevation is one flush door made from wood and painted red and a patio slider door wllh 15 lites in each slider. There is an octagon vent in the east,west,and south elevation gables. At the east elevation is a new double car garage door and a vent in the gable. The house is in good condition,but because of the modern additions and extensive changes including the exterior,roofing, and windows,this building does not contribute to the eligibility of the site as a whole. 2. Shop $0 This building is one story with a square plan,a gabled roof with boxed eaves,and cedar shingle roofing, The exterior is concrete block construction painted white. The foundation is concrete. At the north elevation there are no windows. At the south elevation are two bay,flip up,wood doors. At the east elevation is one rectangular,fixed window and a concrete pad on the ground. Al the west atevaton is one hush wood door and a rectangular picture window. This building is in good to fair condition. The original construction materials and style are intact and the building has retained its historic integrity. The concrete block shop contributes to the eligibility of the historic site as a whole. 3. Granary a ak The ATrowrock Group reported that the double silo is constructed of concrete staves and the vertical concrete blocks Interlock to form the silos'watts and are bound on the outside with iron hoops. The wood frame building connecting the Iwo silos has a driveway for unloading the grain. This style was common to the large Midwestern dairy operations (Arrowrock Group 2001). There are silos on each north and south elevation of the building to form a double silo plan. The middle portion of the building is constructed of wood with a wood exterior and a concrete foundation. The west elevation has a flush wood door and a rectangular picture window. At the east elevation is a rectangular opening for a window which is currently boarded up. Above the opening is a rectangular,three lite.side by side,boarded up window. The unique building is in good condition and has retained its historic integrity. The granary with its double silo is individually eligible and contributes to the eligibility of the historic site as a whole. IDAHO HISTORIC SITES INVENTORY FORM -ATTACHMENT PROPERTY NAME Eggem%illom Farm IHSI# Ad-1 FIELD# Ad-1 COMMENTS: COUNTY NAME JAda a. Barn This is a two story,gambrel roof barn with a pointed hay hood. The roofing material is cedar shingles and the exterior Is wood painted white. The foundation is cut stone and all the doors and windows are original wood. At the north elevation first floor there are two swing open doors,and two rectangular,fixed,four lite windows. On the second story of the north elevation,there are two rectangular vents. At the south elevation is one split door,designed so ATTACH 'wI the top portion of the door can swing open. There are also two rectangular,four lite windows. At the east elevation are three flush,swing open doors,and one is smaller than the other two. On the second story of the east elevation is one swing open,short door(about three feet high). At the west elevation are three flush swing open doors,two rectangular, fixed,four lite windows. On the second story is one swing open door which accesses the hay loft. l• The barn is in good condition and has retained tts historic integrity. tt is individually eligible and contributes to the eligibility of the site as a whole. 5. Silo The silo is located adjacent to the east elevation of the barn. It is circular and built of concrete stave,constructed in the same manner as the granary with a double silo. At the east side of the silo Is a metal pipe that extends from the bottom, over the top. At the west side,near the bottom,are two square openings to lot out grain. There is also an attached corrugated metal pipe that extends from the openings to the top of the silo;this may be a cover for more openings. The silo is in good condition and it has retained its historic integrity It is individually eligible and contributes to the eligibility of the site as a whole. B. Horse Shelter The horse shatter is one story with a square plan,a side gable roof with cedar shingles,wood exterior,and a concrety foundation. At the north,east,and west elevations have small rectangular openings that are tiltely vents. The entire south elevation is open,facing the coral. The horse shelter is in good condition and has retained its historic Integrity. This building contributes to the eligibility of the site as a whole. T. West Shed this building is one story with a rectangular plan and a side gable roof. The roof has boxed eaves and cedar shingles. The exterior is wood painted white and the foundation is concrete. All doors and windows are original wood. The west shad was formerly a mint still and is now used for storage. 1'ho north elevation has two flush,swing open doors. The south elevation has one Hush,swing open door,and one largr, rectangular,two lite,fixed window. The east and west elevations have no doors or windows. The shed is in good condition and It has retained its historic integrity. This building contributes to the eligibility of the site as a whole. B. Long Shed The long shed has a rectangular plan with a side gable roof,boxed eaves,and cedar shingles. The exterior is wood painted white and the foundation is concrete. The north elevation has a bay daof that slides open and three,flush,swing open doors. There Is also one rectangular,four lite,fixed window. The south elevation has three flush swing open doors and one door opening which Is half boarded up. The oast elevation has two rectangular fixed,tour Iito windows. The west elevation has no doors or windows. The long shed is in good condition and has retained its historic integrity. Loafing Shed The small loafing shed has a rectangular plan and is constructed of wood with a wood exterior painted white. It has a shed style roof with metal rooting and a dirt floor- 'I tie north elevation has no doors or windows. The south and west elevations have portions of the well broken out. The east elevation is open. The loafing shed Is In good condition. This building contributes to the eligibility of the site as a whole. 13. Outhouse This outhouse is a WPA built privy,as reported by the Arrowrack Group(2001). rhis is a deluxe model of privy It has a concrete foundation and venting. The small building has a square plan and a shed style roof with cedar shingles The exterior is wood painted white. The east elevation has one flush,swing open door. There is one vent opening at the north and west elevations and two vent openings at the south elevation. The outhouse is in good to condition,it retains its historic integrity.and it is important because it is associated with the WPA. The building is individually eligible and contributes to the eligibility of the historic farm site as a whole. 14. Feeder Barn The feeder bam is two stories tall with a dirt floor. Il has a rectangular plan with a front gable roof and cedar shingles. There is a lean to roof built on at the first floor around tha north,east,and south olevations which teas metal roofing. There is a concrete pad on the ground around the north•east,and south elevations. The exterior is wood painted white and there is missing exterior wood around three sides of the building at equal height,about tour feet above the ground surface. This condition is assumed to be from horses chewing on the wood. At the west elevation is a large bay door that fills up nearly the two stories. There is an open vent in the west olevation gable The north,south,and east elevations have rectangular openings for windows or for venting. The bam is in good condition.This building contributes to the eligibility of the site as a whole. Landscape The site is situated 600 feet north of Interstate 84 and the Black Cat Read Overpass, The house is east of Black Cat Road and the farm buildings are to the east behind the house. There is pasture between the interstate and the buildings which is Fart of the Moore property. The pasture to the east is owned by someone else. A circular driveway is located around the house,but it is possible to drive to every building. The front yard surrounds the house on the north,west,and south sides. Mature trees tine the yard at Black Cat Road. There are horse corals and fence between the horse shelter and the feeder ham. There is a metal,portable fence coral at the southwest portion of the site. Old and modem farm machinery is present throughout the site. At the southwest comer of the pole bam is a sickle mower that was once pulled with a horse. There is other old farm machinery located at the south portion of the site. A ditch is present along the east boundary of the site. Tha water from tha ditch comes from an unnamed primary lateral off the Ridonbaugh canal,one haft mile east of the site. A row of mature deciduous trees line the ditch coming from the east. The site boundary extends 700 feet east around the historic iroes and is part of this site's historic landscape. Overall Condit on The condition of the property is excellent;it is well kept and clean. The buildings have been maintained and cared for through the years. The oldest buildings are the bam and the sitos which are in good condition for being almost 90 years old,and they are still in use on the farm today. The historic huIIdIngs,with the exception of the House,have retained their original location,design,setting,materials,workmanship,feeling,and association. i s Eligibility The site Is atigibla for the National Register of Historic Places under Criterion A for its importan uo to the broad patterns of agricultural and settlement history In southern Idaho as well as the local history of the Meridian vicinity. The site is also eligible under Criterion C for the architectural design of the granary with the double silo and the ham.
