Broadway Ave. Meridian, Idaho 83642 RE: Sagarra Subdivision No. 2—Final Plat& Private Street Applications Dear Mayor and Council, As representative for Accomplice, LLC, we respectfully request that the City accepts the attached final plat and private street applications for the Sagarra Subdivision No. 2. The preliminary plat was approved for this development with a total of (139) one hundred thirty-nine residential units on a total of (113) one hundred thirteen building lots comprised of (32) thirty-two single family detached building lots, (78) seventy-eight attached townhome lots, (3) three multi-family residential lots and (19) nineteen common lots. The overall gross density is 7.95 units/ac on 17.49 acres. This application includes a Phase 2 final plat that was prepared in accordance with the approved preliminary plat for a total of (75) seventy-five residential units on a total of (63) sixty-three building lots comprised of (19) nineteen single family detached building lots, (43) forty-three attached townhome lots, (1) two multi-family residential lots and (10) ten common lots with a overall project Phase 2 gross density of 7.22 units/acre on 10.388 acres. No changes are requested from the approved preliminary plat. The property is currently located within City limits and has an R-8 zoning designation and an approved PUD (H-2022-0027). The final plat is prepared in substantial conformance with the approved preliminary plat and complies with the Conditions of Approval included in the Findings of Fact and Conclusions of Law for H-2022-0027. A Private Street Application is also included with this transmittal as required per condition of approval#5. The location of"No Parking" signs located on the "s" or 90-degree curves of N. Arctic Fox Way will be incorporated into road construction drawings (Sheet SGA) to be reviewed by both the City of Meridian and ACHD. Upon approval by both parties, the signs will subsequently be installed by ACHD during site construction to satisfy Condition#8. In accordance with Condition #9 — The Applicant shall continue working with abutting neighbors on repairing the existing fencing that was damaged during tiling of the North Slough, the development team has conducted an online survey receiving a response rate of approximately 46% of Sagarra-adjacent residential neighbors, located along the south and east boundaries of Sagarra. The development team will continue to work with the adjacent property owners to solicit competing bids from fencing subcontractors to perform the repair/replacement work. The enclosed applications, plat, and construction plans have been prepared and submitted in accordance with the requirements and provisions of the UDC and acceptable engineering, architectural and surveying practices, and local standards.
