Thank you for considering this proposal for a new Chick-fil-A restaurant at 602 S Vanguard Way,within
the Ten Mile Crossing Development in Meridian,ID.
This application is being submitted by 4G Development&Consulting on behalf of Chick-fil-A Inc. and
pertains to 2.36 acres of commercial property(APN: R8483120020, R8483120040, R8483120060). The
property is zoned C-G(General Retail and Service Commercial). The site consists of three parcels that are currently
undeveloped at the corner of Ten Mile Rd& S Vanguard Way. The proposed building will be a 5,872 square foot
fast food restaurant with drive-thru service with two full-service lanes and an additional fire escape lane,a trash
enclosure, and two exterior drive-through canopies.
The building is proposed to include 90 indoor seats, 32 patio seats, and fire sprinklers. The proposed hours
of operation for the new restaurant are from 5:30am to 11:OOpm on Monday through Saturday and closed on
Sundays.
Our design proposes a dual drive-thru lane with space to queue 37 vehicles and a third fire escape lane
provided on the outside of the entire length of the drive-thru. The two inner lanes for the drive-thru will have menu
boards for ordering and the outside escape lane will have signage designating it as such. The use of two complete
drive-thru lanes allows Chick-fil-A to double the typical volume of the drive-thru queue and will ensure that all
vehicles can be contained to the queue. This site design also allows adequate circulation in the parking lot and will
ensure that the queue does not spill out into the public right-of-way.
The new Chick-fil-A restaurant will be very friendly to walk up traffic from Vanguard Way with direct
access to the front door made available to the public sidewalk. Three full turn movement driveways are proposed,
where the middle driveway aligns with a future proposed driveway across Innovation Lane. There will be adequate
parking on site(97 spaces within the lease limit lines). The drive-through lanes will be screened from Ten Mile Rd.
and Vanguard Way with significant landscaping,a screen wall that wraps around the southeast corner of the drive-
thru,and the fact that the proposed Chick-fil-a parcel is at an elevation about 8 ft. lower than Ten Mile Rd. A
review of the renderings provided in the submittal will show that cars are completely screened from view by
landscaping and the lower elevation of the Chick-fil-A site along Ten Mile Rd and Vanguard Way and that there
may not be a need for a screen wall along the southwest corner of the drive-thru. There will be no shared or off-site
parking associated with this development, as this parcel is self-parked and self-contained as permitted by the lessor
landlord. Interior directional and wayfinding signage is also provided within the parking lot in several locations to
direct traffic to the entrance of the drive-thru and further delineate and distinguish the parking and drive-thru areas
as separate. The architectural palette and materials proposed closely align with and mimic the design intent and
requirements of the overall center, creating a seamless and cohesive feel.
We believe this new Chick-fil-A restaurant will be an asset to the City of Boise and will be well received
