Land Use The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County, designates the site as Mixed Employment within the Ten Mile Interchange Specific Area Plan, which is primarily intended to include a mixture of office,research and specialized employment areas,light industrial including manufacturing and assembly,and other miscellaneous uses.The proposed zone of M-E (Mixed Employment) is compatible with the Meridian Comprehensive Plan, as adopted by Ada County. Comprehensive Plan Goals and Policies The proposed preliminary plat consisting of six-buildable lots, which will consist of four 2- story flex space buildings totaling 42,560 square feet, a 15,760 square foot light industrial building, and a commercial lot that is 2.04-acres in size, the proposed preliminary plat is compatible with the following goals of the Meridian Comprehensive Plan which encourages a variety of uses, including industrial and commercial uses within the Meridian Area of City Impact. Goal 3.06.00: Ensure a variety and balance of land uses to support the Meridian Area of City Impact. Goal 3.06 01B:Monitor the amount and mix of industrial, commercial, and office areas needed to meet the employment needs of the city. The proposal to provide landscape buffers along the arterial and collector streets abutting the site is compatible with the following goal of the Meridian Comprehensive Plan. Goal 3.07.01 C: Require appropriate landscaping, buffers, and noise mitigation with new development along transportation corridors (setback, vegetation, low walls, berms, etc.).
