Nick Napoli October 6, 2023 Assistant Planner City of Meridian I went to the meeting held at Meridian City Hall on Oct. 5. There were about 25 people from the neighborhood there. In the letter dated Sept. 25, 2023, that some received about the meeting, it said in part, “…Alternative Compliance application to have four (4) lots taking access on the same side of the common lot.” I, along with what seemed like everyone else at the meeting, thought this meant that only four (4) homes would be built. However, as you will see in the attached plans, seven (7) units are still planned for the property. Three duplexes and one single, for a total of seven homes. Owners of the property said they were planning on single-story homes. If you look at the layout, you’ll see that this would make for tiny homes; plus, the Plats are labeled as Townhomes, which by definition are multiple floors and share at least one of its walls with other residences. In my opinion, I believe that they will end up being two-story townhomes. The owners also said they plan to keep some of the units, which means that some will immediately become rentals. The plans also show the linking of the driveway for the units into the common driveway of the three homes to the east. I am the first to admit I’m no expert on building code, but I believe the Meridian Building Code limits no more than three units on a common driveway. While this is a little convoluted, it 1 seems to me there will be more than three units on a common driveway when one adds the three units to the east. I spoke to the property owners and told them I was very disappointed they were still planning on seven units, as were many others at the meeting. Others at the meeting mentioned their concerns with increased traffic on the street, which has already seen a significant increase in traffic since left and right turns were restricted on and off South Meridian Rd. Many drivers are now going down Blackspur Way to Rosalyn Dr to make their desired turns. Still, others were concerned with the added cars using street parking, as seen with the recent addition of the three homes to the east. It seems many don’t use their two-car garages for vehicles but for storage or workshops, parking their cars on nearby streets. So, I’m once again sending you this letter voicing my displeasure with this project as being totally out of character for the neighbor and insisting that the city follow its own future rezoning plan to make that lot and other lots in the area an R4 vs. the current R8 and restrict any development on the lot to no more than four (4) single-family homes.
