Re: Windrow Subdivision (H-2023-0031)
Dear Mayor and City Council:
We are writing on behalf of our client, Lee Centers, the owner and developer of Brundage
Estates Subdivision. Brundage Estates is located north of the proposed Windrow Subdivision
and is zoned R-4. The average lot size in Brundage Estates Subdivision is over 10,000 square
feet. Lots on the southern border of Brundage Estates are a minimum of 70 feet wide and 120
feet deep, the smallest lot being 8,400 square feet.
Windrow Subdivision has proposed the majority of the lots on the northerly boundary as 50 feet
wide and 5,400-6,000 square feet, equating to roughly 30% smaller lots than those proposed in
Brundage Estates. A request was made to provide transitional lot sizes,but no changes were
made. We would also like staff to ensure that the stub streets shown are in alignment with the
approved stub street locations in Brundage Estates.
While not opposed to the project in general, we believe the R-4 zoning would be more
appropriate adjacent to the existing R-4 zoning of Brundage Estates. We would appreciate your
consideration of our request to increase the size and reduce the number of lots on the northern
boundary of Windrow Subdivision to provide a more compatible transition to Brundage Estates.
