To have and to hold said premises, with their appurtenances, unto the grantee, its heirs and assigns
forever. And the grantor does hereby covenant to and with the grantee that it is the owner in fee simple
of said premises, that they are free from all claims except taxes and assessments; recorded easements,
rights-of-way, and restrictions; restrictions established by jurisdictional agency; and other matters
apparent or of record, and that it will warrant and defend the same from all other lawful claims
