Notes
1. DEVELOPMENT OF THIS SUBDIVISION SHALL CONFORM TO THE
APPLICABLE ZONING REGULATIONS OF THE CITY OF MERIDIAN IN EFFECT
AT THE TIME OF ISSUANCE OF A BUILDING PERMIT AS MODIFIED BY THE
APPROVED PUD.
8. IRRIGATION WATER WILL BE PROVIDED TO EACH LOT IN ACCORDANCE
WITH IDAHO CODE 31-3805 (1)(B). THIS SUBDIVISION IS PROVIDED SURFACE
WATER BY THE NORTH SLOUGH LATERAL USERS ASSOCIATION, ALL LOTS
SHALL BE SUBJECT TO THE ASSESSMENTS OF SAID DISTRICT. A
SECONDARY IRRIGATION SUPPLY SOURCE SHALL BE PROVIDED AND MEET
THE CITY OF MERIDIAN REQUIREMENTS.
9. RESTRICTIVE COVENANTS AND CONDITIONS RECORDED IN CONJUNCTION
WITH THE FINAL PLAT WILL BE IN EFFECT FOR THIS SUBDIVISION.
10. DIRECT LOT ACCESS TO W. ORCHARD PARK DR. IS PROHIBITED.
11. SANITARY SEWER SERVICE TO BE PROVIDED BY EXTENSION OF CITY OF
MERIDIAN SEWER SYSTEM.
12. DOMESTIC WATER SERVICE TO BE EXTENDED FROM CITY OF MERIDIAN
WATER SYSTEM.
13. STORMWATER FROM THE PUBLIC RIGHT OF WAY WILL BE DISPOSED OF IN
SUBSURFACE SEEPAGE BEDS.
14. THE PARCELS INCLUDE WITH THIS DEVELOPMENT ARE NOT LOCATED
WITHIN A FEMA MAPPED FLOODPLAIN.
15. LOTS 4-2, 27-2 AND 23-5 ARE COMMON LOTS FOR PRIVATE STREETS AND
ARE SUBJECT TO A BLANKET UTILITY EASEMENT FOR THE CITY OF
MERIDIAN FACILITIES, PRESSURE IRRIGATION, STORM DRAINAGE, AND
PUBLIC UTILITIES. LOT OWNER'S WITHIN THIS SUBDIVISION HAVE THE
PERPETUAL RIGHT OF INGRESS AND EGRESS OVER SAID LOTS AND SAID
PERPETUAL EASEMENT SHALL RUN WITH THE LAND. SAID LOTS ARE FOR
PRIVATE STREETS AND MAINTENANCE FOR SAID LOTS SHALL BE AS
PROVIDED FOR IN THE COVENANTS, CONDITIONS AND RESTRICTIONS FOR
