Watertower, Suite 202 Meridian, ID 83642 RECEIVED SEP 2 7 2002 DATE: September 25, 2002 City Of Meridian City Clerk Office RE: Rev.ilied Applicati\lll Drawbridge Subdivision (proposed) Dear Brad: As you are aware, we are requesting annexation and preliminary plat approval for a S.OI acre subdivision project located generally on the west side ofTen Mile Rd, approximately % mile north of Ustick Rd. We have made several minor modifications to the original application based on Meridian City staff comments. Weare submitting this letter to formalize the changes and the current request for the Drawbridge Subdivision project to ensure appropriate legal notification to the public. The following changes have been made to our original submittal: · Elk Bugle Lane is a private roadway that extends across a small portion of the site. Originally this private roadway was indicated as an easement. However, based on Meridian City staff comments, we have changed this area into a common lot. Therefore, now there are nine (9) building lots and four (4) other lots. · The temporary turn-around waS eliminated from the original preliminary plat. Now the turn-around is proposed as permanent public right-of-way. · The landscape buffer along Ten Mile Rd. has been widened to comply with the Landscape Ordinance Requirements. We agree with Meridian City staff comments alid are requesting an R-3 (Rural Medium Density Residential) zoning designation rather than an R-2 (Rural Low Density Residential) zone as originally proposed. The only substantial difference between these two zone designations is the density and area requirements." TheR-2 zone allows for two ,dyvelling ,units per acre with a minimum lot size of 18,000 sq. ft., while the Rc3 zone allows forthn;e dwdling units per acre with a minimum lot size of 12,000 sq. ft. The setback requirements are identical between the two zones, The request is, based on the aforementioned changes through coordination with Meridian City staff and due to the fact that two lots will now be less than 18,000 sq: ft. in size (however, the smallest lot still exceeds 16,000 sq. ft.). 12552 W EXECUTIVE DRIVE.
