The site is located at the NEe and SEC of Eagle Road and Victory Road. ' 1. In 2007 ACHD has scheduled the construction of the following roadway projects that have a direct impact on this site. . The Victory Road and Eagle Road Intersection. . Victory Road from Eagle Road east to Cloverdale Road. . Eagle Road from Victory Road north to Overland Road and south to Amity Road. 3. Right-af-Way. Victory Road & Eagle Road . District policy requires 96-feet of right-ot-way on arterial roadways (Figure 72-F1 B). This right- of-way allows for the construction of a 5-lane roadway with curb, gutter, 5-toot concrete detached sidewalks and bike lanes. ----- ~ ADa c.ounty Highway District. 3775 Adams Street - Garden Gty, lD . 83714 .. Currently all right-of-way has been acquired from the property located at the NEe of the Victory Road and Eagle Road Intersection to accommodate the future roadway projects mentioned above. . The Right-of-Way Department for ACHD is in negotiation with the property owner at the SEC to purchase the required right-of-way to accommodate the construction of the above mentioned projects. 4. ACH 0 Driveway Policy. . District policy 72-F4 (1) requires driveways located on arterial roadways near a signalized intersection to be located a minimum of 44()"feet from the signalized intersection for a full- access driveway and a minimum of 220-feet from the signalized intersection for a right- . in/right-out only driveway. . Graveled driveways abutting public streets create maintenance problems due to gravel being tracked onto the roadway. In accordance with District policy. 7207.9.1. the applicant should be required to pave the driveway its full width and at least 3D-feet into the site beyond the edge of pavement of the roadway and install pavement tapers with 15-toot radii abutting the existing roadway edge. . District policy 7207.9.3 restricts commercial driveways to a maximum width at 36-teet. Most commercial driveways will be constructed as curb-cut type facilities if located on local streets. Curb return type driveways with 15-toot radii will be required tor driveways accessing collector and arterial roadways. NOTE: The applicant will be required to meet the minimum offset requirements. and all policy pertaining to any future driveways proposed for this site. This application is for a rezone and annexation only. Upon the receipt of a development application the District may require additional Findings of Consideration that apply to the review of future development applications for this site. Sincerely. I don't want to see more residential properties putting more cars on Eagle road just when I am going to and from work. Furthermore, I would prefer some closer community-oriented retail and services that I or my children can get to without going down to Overland or still further away. Therefore, I support the proposal of the South Eagle and Victory Road Alliance's Comprehensive Plan Amendment. Driving north on any of the roads that currently cross over the freeway is a very time consuming and hectic activity. Neighborhood services in this area is a good fit with the much-needed residential growth occurring south of Victory. Since there are limited neighborhood businesses south of the freeway on our route home, we generally have to obtain those services by going to businesses on the east side of 5-Mile Road because going north on S. Eagle Road to obtain these services is too difficult with aU of the congestion in that direction.
