Enclosed is the Final Plat Application for"Apex Northwest Subdivision No. 4."This is the second
phase of the Apex West Subdivision Preliminary Plat(H-2021-0087).
This phase of Apex Northwest contains 55 residential lots and 9 common lots, is located in an R-8
zoning designation and consists of 12.638 acres of land.
Statement of Conformance
This final plat is in full conformance with the uses and layout approved by the preliminary plat and
meets all requirements and conditions of approval. This plat is in conformance with the UDC,
acceptable engineering, architectural and surveying practices, and local standards.

PROJECT DESCRIPTION
The applicant, Cheri Moore is requesting a Conditional Use Permit to construct a drive thru located at 3137
W Quintale Dr, which is part of a mixed-use commercial retail development project comprised of two single
story buildings totaling 12,266 sq. ft. One of the buildings located at 3149 W Quintale Dr. is approx. 6,440
sq. ft. and the other building located at 3137 W. Quintale Dr. is 5,826 sq. ft. Ten Mile is the main road that
fronts the development, but access to the property will be off Quintale Dr which runs North and East of the
property. Drive thru access will be off Quintale Dr. to the East. There will be a common patio between the
2 buildings. There is adequate landscaping around the development and along the North perimeter which
will help reduce the impact of noise and visibility of cars.
The 1.618 acre project site is located in a C-G zoning district at 3149 West Quintale Drive with cross access
agreements in place for parcels on the north & south sides of this site. There is a proposed walking path
that will run along the South end of the property that will connect the Bridgetower neighborhood to Ten Mile.
The single story buildings are designed with vertical parapet height offsets which vary between 21’-0” to
23’-0” in heights. Building finishes are comprised of integral color stucco, cultured stone veneer, anodized
aluminum storefront, canvas & horizontal aluminum sunshades. All roof-top HVAC units are screened
behind the parapet walls.
The site is designed to meet the requirements related to public life, safety and health as set forth in the
UDC 11-5C-3B and landscape installation per UDC 11-3B-14A.
