I am a resident in the Paramount subdivision. I am writing to urge the city council to deny this development modification
for Linder Village for several reasons listed below:
The biggest issue in my mind is the multi-family zoning change. This is not allowed in a C-C zone and would
require a conditional use permit. The conditional use permit means that the developer has sufficient cause for
the city council to grant that request. To my knowledge I have not seen anything that the developer has
submitted that provides "sufficient cause" for future use. The developer has not even provided a plan that
would state what the future use is supposed to be.
This one mile area already has several multi-family units.
This section of property has already had several modifications approved. Winco's footprint was bigger than it
was supposed to be for the zoning, businesses were opened before the Chinden improvements were completed,
and the latest amendment was the increased density allowed in the Sagarra Subdivision by using a PUD allowing
smaller setbacks. This developer likes to push the envelope and take advantage of the situation to increase the
density whenever possible.
The quality of life in Paramount has already been impacted with the current density level, which will increase
already once the build out of the area is complete. This includes several different structures from single family
homes and townhouses to the Crystal Barn and other local attractions. All of these buildings and attractions are
going to attract a large amount of people and cars to the area. The higher density that is allowed in the area
makes the traffic worse, overcrowds the schools and quite literally makes it more uncomfortable for residents to
even walk their dogs and let their children play outside.
The Crystal Barn should not be allowed to be a 3-level unit. It was originally a 1-level unit and should stay that
way. Parking and traffic through the area is going to be bad enough, but you are adding to the nightmare by
allowing even more buildings and attractions or allowing them to increase the footprint.
This is an ever continuing saga of the developer wanting to consistently increase the density of this area. I do not think
that the developer has been completely transparent in these requests by not providing City Council with the information
that they have shared with residents (apartment units), where they are asking for the multi-family units and not
properly posting notices for the meetings. It is not responsible growth to build something on every square foot of this
land. Residents rely on the City Council to say no to irresponsible growth that only adds dollars to the pockets of the
developers. I would urge all of you to vote no on this amendment and let this developer know that these continuous
modifications to increase the density in this area will no longer be allowed. I also ask that you do not grant a
continuance and just say no to the increased density.
