Location: 635 and 675 South Linder Road. The site is located on South Linder Road, between 1-84 and
W. Franklin Road.

Highlights of Proposed Development: Annexation and Zoning 00.92 acres to an R-R zone_ Preliminary
Plat approval of20 residential lots on 3.92 acres. The applicant has concurrently applied for Preliminary
Plat cPP) approval of20 single-family residential building lots and 4 common lots on 3.92 acres.
Currently, there arc tvvo single-family hOUlt:s on this site. Only one of the existing homes is to remain on a
proposed lot. Due to the location of the existing home that is to remain, the applicant is requesting
alternative compliance to the 25-[00t landscape buffer which is required along S. Linder Road. The
applicant is providing an additional seventy feet buffer width on the north side ofthe site entrance as
compensation. All of the homes within the development are proposed to be single-family detached-,- The
average lot size in tht: proposed development is 5,960 square teet. About .29 acres (7.4%) of the site is
being set aside for open space.
