HomeMy WebLinkAbout2023-07-14 Ada County Development ADA COUNTY 40 DEVELOPMENT SERVICES 200 W.FRONT STREET,BOISE,IDAHO 83702-7300 PHONE(208)287-7900 https://adacounty.id.aov/developmentservices FAX(208)287-7909 BUILDING COMMUNITY PLANNING ENGINEERING & SURVEYING PERMITTING July 11, 2023 Stacy Hersh Meridian City Planning Department 33 E Broadway Avenue #102 Meridian, ID 83642 RE: H-2023-0031/NEC of Amity Road & Linder Road/Windrow Neighborhood Subdivision Stacy, The City of Meridian has requested feedback regarding the proposed annexation with zoning of R-8 (Medium density Residential) and a preliminary plat for the Windrow Neighborhood Subdivision, which will consist of 251 detached single-family homes, one existing residence and 40 common lots on 64.03-acres located on the NEC of Amity Road and Linder Road (Parcels #S 1225347078, S 1225336520, S 1225336505, S 12253225700), within the Meridian Area of City Impact. Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. As the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County,designates the site as Medium Density Residential, which is primarily intended for single-family homes at densities of three to eight dwelling units per acre, the proposed zoning of R-8 (Medium density Residential) is compatible with the comprehensive plan. The layout of the development also complies with many of the goals of the Meridian Comprehensive Plan. The proposal to dedicate over 16% of the site as open space, which includes a neighborhood playground with several amenities, a dog park, and several neighborhood parks with shelters and benches, is supported by Goal 3.07.02A of the Meridian Comprehensive Plan, as adopted by Ada County, which encourages usable open space be incorporated into new residential subdivisions. The proposal to provide over one-half mile of pathways within the development is supported by Goal 2.01.01B, which encourages opportunities for physical activity to be provided with new development. The stub streets and accompanying sidewalk which will be provided to the property to the north, east and west of the site is consistent with Goal 3.03.020, which encourages new development to connect local roadways to adjacent properties.
