Water Supply The property has access to 28.94 acres of water from New York Irrigation District. -4111 Amity has 17.94 acres of a water right. (#327-003-00) -4085 Amity has 11.0 acres of a water right. (#327-002-00) The typical water allowance on a Boise Project Board of Control project is 3.75 acre-ft/acre. 28.94 acres x 3.75 acre-ft/acre= 108.53 acre-ft 108.53 acre-ft x 43,560 sq ft/acre=4,727,349 cu ft The average water right is based on a constant delivery of water over the course of an irrigation season (approx 180 days). 4,727,349 cu ft x average irrigation season x 1 day x 1 hour x 1 min 180 days 24 hours 60 min 60 seconds =0.3040 cfs= 136.42 gpm Water Demand The irrigation demand for Centerville Subdivision was determined first by analyzing the total irrigable area within the pump station's service area.The preliminary plat was used to estimate total irrigable area for each lot. The peak project water requirement was determined using the standard Boise Project Board of Control Equation, applying 0.33 inches of water per day over the sum of the building lot area, applied within a 12-hour period.The same demand flow rate of 0.33 inches of water per day was used to calculated the 'average demand flow' over all irrigable acreage and utilizing the entire available irrigation time of 24 hours per day.A demand of 20 gpm has been added to both the average and peak demands to account for the Clemons screen for pump sizing calculations, although water used to clean the screen will not leave the system.The peak pump demand of 149.2 gpm serves as the governing factor in sizing the pump station.The raw peak demand of 129 gpm is less than the available water right meaning that equalization will not be required. Delivery to Pumping Plant Irrigation water is delivered to the site from a headgate on the Cunningham Lateral in the SW corner of the development site. Water will be measured in a Cipoletti weir,just downstream of the headgate.A 6"wide weir is proposed to measure the site's water right of 0.30 cfs The Cipoletti weir calculation is shown below to show the gage reading at the development's water right: Q = 3.367Lh3/2 Q= Discharge (cfs) L=Weir Length (ft) H= Head (ft) As discharge is already known,the equation can be rearranged to solve for head over the weir crest: h = ( Q )2/3 3.367L 0.30 2/3 _ h — (3.367(0.5)) 0.32 The downstream check boards are set 0.5' lower than the weir crest. If the pump station is not utilizing all provided water, it will spill over the check boards in the screen box and continue to its historic outfall location in the NE corner of the development site. Screen Box The concrete screen box contains a Clemons CW-600 screen.The screen requires 20 gpm to operate; this demand has been added to that of the pump station.The screen is a not a consumptive use of the water; it can be recycled back into the screen box.The screen is located in the screen box and feeds directly to the pump station. Wet Well The concrete wet well will have a diameter of 48".The depth will be 14.5 feet from top of wet well to top of floor(to be verified by pump supplier). Manhole steps will be provided for maintenance inside the wet well. Pumps A pump capacity of 180 gpm at 160 TDH must be provided. Plans show one (1) submersible turbine pumps but a vertical turbine is acceptable if desired by developer. A jockey pump will be provided if determined to be necessary by the pump supplier. Hydraulic Analysis A hydraulic analysis was performed for the Centerville 1 pressure irrigation network using WaterCAD software. The analysis was performed for only the buildout condition, however it should be noted that there is a hydraulic bottleneck in Ph 1 from the single-point connection to the pump system. The initial phase of construction encompasses approximately 37% of the total Centerville development; prorating the peak demand on the pump station at a conservative 50%, the initial phase would require a peak demand of approximately 75 gpm (0.17 cfs). Using Q=VA through the single-point 4" delivery to the initial phase of development, the 4" line would be subject to maximum flow rates of approximately 1.95 ft/s [5 ft/s being the typical design criteria for velocity]. A pressure irrigation demand equal to the peak calculated demand of 150 gpm was placed at nodes throughout the development site (w/20 gpm demand at the screen location). Demands were spread throughout the system with an attempt to put them at hydraulically remote locations (within the site's interior, higher elevations, and far from the pressure irrigation pump station). The system utilizes pipes with a minimum diameter of 4" and a maximum diameter of 6". Junction elevations were provided using the existing site topography and the program's Trex functionality. Throughout the system, no large sources of head loss are seen, with no velocities exceeding 5 ft/s and no junctions with low pressure. Reports are attached for the pipes, junctions and the pump definition in Appendix C. Watering Schedule Boise Project Board of Control Standards state that 0.33 in/day is the daily watering requirement over irrigable area during the peak periods of summer.The watering schedule has been designed accordingly,with schedule distribution determined by approximate irrigable area per lot. Because this pump station will be privately owned,water is scheduled to be available 24 hours/day. Common lots and attached/multi-family/commercial lots will be maintained by landscapers,who have control over all common lot area; rather than breaking watering windows out by lot,the entirety of these areas will be able to water for a certain time window daily.A constant use of 135 gpm has been used to calculate how long the multi-family and common areas need daily for irrigation. Irrigable HOA Controlled Area (sf) * 0.33in * 12 in 1ft 0.0022cfs day 135 gpm * _ 1 gpm (hours to irrigate) * 60 * 60 HOA-Controlled Area =411,952 sf Minimum Hours Required to Irrigate all Common Lots= 10.59 hours-> 11 hours per day to be allotted to water common areas [to allow flexibility and room for error in the schedule] Individual watering windows have not been scheduled for each common lot or attached unit; landscapers will be able to set this schedule based on sprinkler zoning and use of these areas.The watering schedule for building lots is based on the number of minutes provided every other day to provide estimated irrigable area with 0.33 in/day average delivery at a minimum.The number of minutes provided to each lot is greater than or equal to the time required to provide the delivery using a 15 gpm standard-usage flow rate. In addition to the need to provide sufficient irrigation water to lots,a second objective of an irrigation watering schedule is to provide'desirable'watering windows to homeowners.Throughout the night and morning are deemed to be the most desirable times as that's when homeowners are less likely to be spending time in their yards.Single-family building lots are scheduled to water 13 hours per day,from gpm to 10am,with common lots scheduled from 10am to 9pm.The times of the schedule can be modified as the HOA sees fit and so long as the watering windows are not shortened from the specified durations.Watering windows for both common lots and building lots are based on the entirety of the water being available to provide 0.33 in/day on average over irrigable area.
