the corner of Amity & Linder is a legal split.
The Cedarbrook subdivision, a proposal for 330 lots across
Linder from the subject property, was denied by the Council
in July of 2020.
The Council voted to deny the project because it' s not in the
best interests of the City at this time due to lack of orderly
transition to existing abutting rural residential properties,
development being fringe development, concerns pertaining
to emergency access, undetermined impacts to area
schools, constricted roadway challenges that will not be
addressed in the near future and overall inconsistency with
Meridian' s desired growth plans and timing.
Smallest lots sizes in Cedarbrook were 4,800 sq. ft. with the
average size being 9,800 sq. ft.
Cedarbrook offered 17% open space whereas the
requirement was 10%.
The Brundage Subdivision, north of the property along
Linder, was approved in June of 2020.
The applicant should be prepared to demonstrate how a
project of 218 lots ranging from approximately 4,700 square
feet to over 8,000 square feet is appropriate in this location,
further away from the City than Brundage.
What is proposed to improve/mitigate transportation in this
area next to S. Linder Road & W. Amity Road. Timing of the
project may be an issue in this area. Brundage applied for a
Time Extension in 2022.
Applicant should note only four lots can be served by
common drives, with no more than 3 lots on one side
(preliminary plat looks to comply). Multiple common drives
within a development are not ideal.
Applicant should be aware of the block length requirements
listed in UDC 11-6C-3 F.
Staff recommends connect a public street across the lateral
instead of the fire access to the north.
Make sure that the fire access on the north is not gated off
for pedestrian use, Staff recommends the use of bollards.
What are the dash lines in some of the common areas
(sidewalks)?
The City’s pathway plan shows a future pathway along
Calkins Lateral as proposed on the plan.
There is significant topography in this area. It is possible a
slope easement will be recommended.
Staff may have comments regarding how much of the open
space shown on the plan is actually “quality open space”.
