Addressing Plan Review Notes Mercedes Amador -Each commercial building will have a unique address and
each suite will have a number assigned.
-The clubhouse/pool house will be assigned the primary
address and each multi family building will be assigned a
letter identifier.
Land Development Plan Review Steve O'Brien We strongly encourage you phase the development plans to
Notes accommodate phased Certificate of Occupancy for the
buildings, The City requires all site development is
completed prior to the issuance of Certificate of Occupancy.
In order to phase occupancy on the multiple buildings, It is
recommended that you submit the projects Civil Plans for
review the following way:
•A master utility plan showing the entire site and phase lines
• Utility plans for each phase with a unique project name for
each AutoCAD of the entire site including phase lines
• Multiple Buildings Memo with signature.
To be considered complete a project must have:
•All final inspections (water, sewer, street lights, and
reclaimed water—as applicable), passed
• Final inspection letters submitted from the Civil Engineer
(Pressure Irrigation, Private Drainage, and Well
Abandonment—as applicable),
• Record drawings submitted and approved through Public
Works, 30 days prior to CO task list compellation.
• Warranty surety in place for all water and sewer mains,
• Documentation that permanent street signs and/or
apartment directional signs were installed
• Non-life safety items such as landscaping and amenities
maybe be excluded on a case by case basis with planning
approval and appropriate sureties in place.
If site development plans DO NOT show phasing, it indicates
that all development improvements must all be completed
prior to any Certificate of Occupancy to be issued for any
building within the site. There cannot be any leasing of any
building or apartments prior to the Project completion and
CO issued.
Information Note to CEPE: Record Drawings must be
submitted 30 days prior to CO

MFD Plan Review Notes Joe Bongiorno Good access and wayfinding signs will be important. Fire
sprinklers for sure in the courtyard areas as we can't get to
them. Two story max in that area as well as we cant get a
ladder truck in there. How tall is the parking structure?

MPD Plan Review Notes Shawn Harper We need to see a fire access plan for the collective buildings
and the 5-story MF/retail/parking portions. Any buildings over
30 ft. in height requires aerial fire apparatus access and
these roadways (min. 26 ft. wide) need to be within certain
distances to the building.
All buildings require fire riser rooms constructed with one-
hour construction with an exterior door.
Fire sprinkler FDCs (Fire Dept. Connections) shall be located
within 100 ft. to a fire hydrant.
Planning Review Notes Sonya Allen *An amendment to the concept plan included in the existing
DA (Inst.#2021-102392) is required to change the
development plan for this site. Also update the Use Area
Plan & Pedestrian Circulation Plan.
* Comply with the dimensional standards of the C-C zoning
district, including height. (A CUP may be needed for the
height; see UDC 11-2113-3.)
* MFR requires a CUP in the C-C zoning district and is
subject to the specific use standards listed in UDC 11-4-3-
27.
*A vertically integrated residential project is principally
permitted in the C-C district, subject to the specific use
standards listed in UDC 11-4-3-41. Must comply with the
standards in effect at the time of application submittal -there
is currently a UDC text amendment in process to change the
existing standards (ZOA-2022-0001).
*All structures must comply with the design standards in the
Architectural Standards Manual; or, request a design
standard exception.
Wastewater Plan Review Notes Vicki Ly • Proposed flow is 48,800 gpd greater than the master plan.
Capacity is available at this time but the City makes no
guarantee that capacity will be available at the time
application submittal.
• Ensure no permanent structures (trees, bushes, buildings,
carports, trash receptacle walls, fences, infiltration trenches,
light poles, etc.) are built within the utility easement.
• Ensure no sewer services cross infiltration trenches
Water Plan Review Notes Tyson Glock • For the multi-family there are three existing stubs that must
be looped through the site. There is one from the west, east,
and southeast corner(off of Orchard Park Dr). Current layout
does not allow connection to the east or from southeast
corner of the site. These connections are required.
