Stacy: Attached is a revised preliminary plat and landscape plan that is based on discussion in between the P&Z Hearing and issuance of the staff report. This discussion centered around redesigning the landscape buffer as a common lot and utilize UDC 11-3B-5 Water Conserving design. As depicted on the attached drawings the landscape buffer was reestablished as a common lot, was reduced by 20% and plant material was adjusted for the water conserving design. The applicant is happy to either provide the buffer that meanders around the front porch or shift the boundary of the landscape buffer 20% - either option is acceptable to the applicant at the discretion of Council. Revised drawings will be provided to accurately depict the preference of Council prior to submittal of a final plat application. We apologize that revised drawings that re-implement a separate common lot as recommended in 1 the staff report with the porch boundary meander cannot be provided. We redesigned to the Water Conservicng standard and there isn't sufficient time to replace the drawings. The applicant would be happy to design this area of the site in compliance with Council direction and keep the water conserviing plant materials design as well.
