Hello,
I want to express my support for Fourth Street Books - Pearl House Collective (H-2023-0010). This is a great example of
what is needed, and intended, to be located in Meridian Downtown. Small businesses that provide additional retail
opportunities are sorely needed in our downtown area. Having a locally owned bookstore not only fills a community
need from a diversification of business type but has a profound impact on improving the walkability and connections
throughout downtown.
The OT zoning is unique in what is allowed and why. The purpose of this type of zoning is to encourage mixed use
development with a priority on furthering the historic and economic aspects of our community. Our downtown was built
on small business and needs to continue to do so.
The location of this bookstore is only 100 feet from Pine Ave which is a collector street, and only a few hundred feet
from the nearest bus stop. The sidewalks near this site have been updated to encourage pedestrian movement and
public parking lots are conveniently located nearby. As the downtown core continues to develop the need for parking
will inexplicitly change but not in the way some may fear. As development happens the habits of people visiting
downtown will continue to change. People will, and already are, choosing to park in one location and walk to their
destination. This is a good thing!! Having customers and visitors walking creates foot traffic that drives patronage to the
small businesses in the area.
These small businesses cannot survive long-term without foot traffic and will result in continued turnover of those
businesses and a downtown core that will be neglected for better business locations throughout the city and the wider
Treasure Valley. Please vote in support of Fourth Street Books - Pearl House Collective and in support of creating a
vibrant Meridian Downtown.
Thank you,
Nick Grove
