4853 N. Chimney Peak Avenue
Chimney Peak Subdivision — Short Plat
This is a staff level approval of a preliminary plat/short plat to allow a re-subdivision of Lot 18, Block
24, of the Fulfer Subdivision No. 6, initially approved by ACHD Commissioners October of 2005
and the development of 4 new residential lots and 1 common lot on 1.45 acres for the Chimney
Peak Subdivision. The existing historic single family residence, driveway and landscaping are to
remain.
The Ada County Highway District has reviewed the submitted application for the preliminary plat
referenced above and has determined that there are no improvements required to the adjacent
streets. The proposed preliminary plat is approved without conditions as Chimney Peak Avenue
and Pond Stone Street are fully improved, and a shared access driveway already exists.
The applicant will be required to pay all applicable plating and review fees prior to final approval.
