Location: The site is located on the east side of Eagle Road and south of Zaldia Lane.
Applications: annexation and zoning and preliminary plat
Gross Residential Density: 3.07 dwelling units per acre.
Highlights of Proposed Development: Annexation and zoning to R~4 for 10.17 acres. Plat approval of 29
single-family residential building lots. Approximately 10.61 percent of the site is being set aside for open
space.
Other: Replacing private lane easement and platting it as a public street. (Quarterhorse Subdivision
recently did the same thing.)
The original landscape plan depicted four-foot fencing. In subsequent conversations thc applicant
proposed six~foot fencing on the eastern and southern boundaries. Therefore site specific condition 1.1.5
states that the applicant "Provide a four-foot tall fence around the perimeter of the development, as
proposed." To address the concerns of the surrounding neighbors, the applicant now proposes six-foot,
closed vision, vinyl fencing around the entire perimeter and tapering to three feet at the main, northern
