Sonya,
The City of Meridian has requested feedback regarding the proposed annexation with zoning
of R-15 (Medium-high density Residential) and a conditional use permit to allow for a private
school, pre-kindergarten thru 12th grade on 71.88-acres generally located west of McDermott
Road and north of McMillan Road, specifically on Parcel # SO429427800, within the City's
Area of City Impact.
Land Use
The Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County,
designates the site as Medium Density Residential, which is primarily intended for single-
family homes at densities of three to eight dwelling units per acre. As schools are intended to
serve, and are compatible with residential areas,the proposed application is in compliance with
the Comprehensive Plan.
Comprehensive Plan Goals and Policies
As the proposal is for a private school,which is in close proximity to residential neighborhoods,
it is supported by Goal 3.06.00: Ensure a variety and balance of land uses within the Area of
City Impact. As well as Goal 2.03.01:Jointly plan and site schools and subdivisions to ensure
mutual benefits, neighborhood identity, and community health.
The property on which the school is proposed will provide large amounts of usable outdoor
space which will provide room for students to learn and recreate outdoors is supported by Goal
2.01.01A, which encourages usable open space with quality amenities.
The proposed construction of two new roadways on the east and west side of the site to provide
access to the school site is supported by Goal 2.02.01 G: Ensure development provides safe
routes and access to schools,parks, and other community gathering places.
