RE: Napoli Subdivision concerns
Dear Folks,
I wish to assert my opposition on two main points. the proposed subdivision is too dense
for the surrounding area- and may be applying under false pretense of ACHD's future
road use. You will recall the tremendous effort exerted by all of us last year with the
Kingsbridge subdivision. Vision First's initial plan was: too dense; provided no
transition; provided too light a buffer area; and little regard for the neighbors affected.
The current proposal fails on the same four points. The Mayor and City Council were
pivotal in the collaboration between approximately 75 opposing neighbors and this new-
to-the-area developer. The end product is a very good thing.
The proposed Napoli applicants bypassed any effort to talk with affected neighbors and
certainly are not attempting to provide a harmonious transition from old to new. By
contrast, Kingsbridge, by working with the neighbors, is providing the agreed harmony of
less density and a good plan- a result of sheer integrity. Vision First has demonstrated a
care for Meridian- and a view that we are still a small enough community to collaborate.
I worry there is very flawed notion that Zaldia Lane will someday be connected to Bott
Lane. If ACHD thinks this is a possibility- I do suggest involving the homeowner of 13
acres that separates these two roads- he is very interested that this concocted plan may
have been used as a tool by the Applicant to appeal to P&Z- and lead to potential false
support of said plan by ACHD (this regards ACHD's conversion of several hundred feet
of private road to public "stub"). The applicant argued that he simply proposed what
ACHD and The Comprehensive Plan suggested- and should therefore not require any
alteration that demonstrates care. Aftcr the P&Z hearing on the front steps of the City
Hall last month the applicant's land owner smartly stated (to drop one house from the
proposal) would cost "$100.000.00 dollars" and cause a delay of "nine months". He is
clearly motivated only by sheer numbers- and exercises no regard for the neighbors and
the town he leaves behind. If the City Council cannot treat this issue on the level the
applicant wants to participate on, I urge you to examine the Comprehensive plan and
ACHD's use of Zaldia Lane as a public stub- and look back fondly at the success story
wc all created with Vision First.
