Broadway Avenue, Ste. 102 Meridian, Idaho 83642 Re: Hickory Warehouse Conditional Permit Modification to CUP H-2022-0040- 1135 North Hickory Avenue Meridian, Idaho 83642. Planning and Zoning Staff, Cushing Terrell and HOT2, LLLP are requesting a CUP modification that was previously approved through the City of Meridian. The modifications being requested are the following Planning Conditions: #2: Modify fence requirement on the west side of the property line to be an opaque 6 ft. high (not 8 ft.) and only installed north of the pedestrian pathway. Additional evergreen landscaping will also be installed along the west property boundary but only north of the pedestrian pathway due to an underground ACHD drainage facility under the pathway. #4: Modify hours of operation for all uses (industrial and recreational) to be 6:OOam — 12:00pm, seven days a week. These hours simplify the hours and would allow for greater flexibility for the recreational uses to tweak their hours of operation without the need to modify the CUP approvals each time. NEW #6: Allow Suite 110 to be an additional recreational use (indoor pickleball) permitted on the property. Additional parking will also be added on the west side of the building to meet city parking code requirements for this use. The additional parking stalls will only be west of suites 100 & 110 and will not interfere with required fire lanes or truck traffic for the industrial uses. If and/or when a recreational use leave the property and that suite returns to light industrial use, those addition parking stalls will be eliminate. Per City of Meridian requirements, a neighborhood meeting was held on February 8, 2023, and no neighbors attended the meeting. The meeting notice was sent out per the City's requirements and all addresses were given to Cushing Terrell through the City of Meridian's neighborhood meeting process requirements.
