HomeMy WebLinkAbout2023-03-15 Sherry And Chuck Garey 14 March 2023 RE: Phase 3 of the Delano Project Dear City Clerk and the City of Meridian Planning and Zoning Commission, Our letter is in response to the above referenced project that will be before you on March 16, 2023, for your consideration. Our major concerns with this project are the density and the lack of ingress and egress to accommodate the traffic in this already densely packed area. The Delano Phase 3 project needs to be greatly improved through a lower density transition design compatible with the surrounding area, lower building heights (e.g., two story), more parking areas and more than one ingress/egress point in a revised plan. The high rental rates within the valley are causing many to share apartments and homes, which adds to the volume of people and vehicles and inadequate parking per household. We have one grandson in Meridian currently in that position, and it certainly isn’t a unique situation in this economy. The high density as proposed for this project will add to the traffic problems. The project ingress and egress also appear to hinge upon the unfinished section of Centerpointe Way that is proposed to connect it to Wainwright then on to Eagle Road at some unknown future date. Centerpointe Way currently dead ends at the proposed site of the Delano Phase 3 project area. Even if Centerpointe Way was constructed and in place, it appears that it would not be capable of accommodating the expected volume of traffic that will be generated by the Delano projects, the Brickyard and all the other residential areas including the new, soon to be constructed Kingstown project that will easily be able to access the Centerpointe Way road. In addition to the residential areas, there is a very active and busy adjacent existing commercial area. Compounding the current commercial area in those two quadrants at Eagle and Ustick Roads is a new commercial area on the southwest corner with direct access across Ustick. The access point is via a traffic light on Centerpointe Way and Ustick through the northwest section of Eagle Road and Ustick Road to the existing commercial area already referenced. Again, Centerpointe Way terminates right into this already congested area. Adequate parking is another issue in the Brickyard apartments area, with the Meridian Police issuing frequent tickets there for parking in “no parking” zones. This phase of the Delano project(s) as proposed will, in all likelihood, add to the parking conflict situation in this general area as it is an even denser proposed project. It is a great concern to us and to many other residents of Alpine Pointe that Centerpointe Way’s proposed connection to Wainwright did not show up in the title company documents when Alpine Pointe (formerly Zebulon Heights) homes were purchased starting in 2007 and forward. There was no indication that our residential area would have the potential of such a severe impact of a major arterial/collector road in the future without any safeguards to not funnel hordes of traffic through the residential area. If it had been known, we certainly would not have purchased and made such a substantial investment in our home and Meridian. We are asking that you do not approve the Delano Phase 3 project until a more well-thought-out project is put forward by the developer, and the area is properly designed and the functional means to support the multi-use traffic and volumes of people living and conducting business in the area are available.
