MERIDIAN CITY PLANNING & ZONING: RE: NAPOLI SUBDIVISION.
I own a 5 acre parcel adjacent to the proposed subdivision. I write to provide my
comments on the proposal submitted on behalf of the company which wants to develop this new
subdivision.

LANDSCAPING ON THE EAST AND SOUTH BOUNDARIES OF THE- -"'. ,- . '-' L:
DEVELOPMENT.
I will be present at the meeting scheduled for June 15th.
A. A SUBSTANTIAL BERM-This will help to maintain the character of this area of
Meridian. There is clearly a boundary between this proposed high density development and the
home sites to the North, South and East. Kingsbridge subdivision on our North boundary has
created 6 foot berms which help to dampen the visual impact of heavier density housing.
B. A TALL VINYL FENCE-Placed on top of the berm, as Kingsbridge is doing.
C. LARGE, FREQUENTLY SPACED TREES-A maximum of 20 feet between trees as
Kingsbridge is now doing on our North boundary.
My suggestions stem from the fact that the developer's proposal has the backyards of
seven houses facing my home.
As you know, covenants and restrictions try to protect the appearance of the fronts of
homes (so that others in the development do not suffer property valuation loss due to the
proximity to unsightly homes); however the same element would work to actually encourage the
storage of 'Junk" in the back yards, directly affecting my property value. The difference is that
those living in the subdivision would have a remedy against one who allows .his property to
become unsightly, while I would not.
2. DISALLOW 2 STORY HOUSES ABUTTING PERIMETER PROPERTIES.
We presently have an unobstructed country view. This was specifically addressed by the
developer of Kingsbridge at the request of the neighbors, planning commission and city council.
The terrain is flat which would only accentuate the obtrusiveness of30 foot tall roofs blocking
the horizon. There are a growing number of boomers coming along who, like me, not only prefer
one story construction but actually require it.
3. REQUIRE ONE- HALF TO THREE-QUARTER ACRE LOTS ON THE PERIMETER
LOTS.
From Eagle road East and from Victory road to Amity road, this is a spacious and unique
section of Meridian. Now, Kingsbridge subdivision, again at the request of the neighbors and
meridian planning commission, has blended -in nicely by providing large perimeter lots in a very

well done, water- featured setting. To allow the Napoli as proposed would be a tragic detraction to
this special part of Meridian. Tuscany subdivision on the West side of Eagle road has the ability to
sprawl unimpeded due to only open farmland in their path. This is not true of Eagle roads' East
side where 5 and 10 acre home sites and the new Kingsbridge development surround the proposed
Napoli subdivision.
