MFD Plan Review Notes Joe Bongiorno The entire driveway would need "No Parking Fire Lane"
signs. Will the driveway be paved?
Planning Review Notes Stacy Hersh Property is in the County, currently zoned R1. Any
redevelopment would require Annexation into the City of
Meridian. Property is in Medium Density Residential (MDR)
future land use designation (3-8 du/ac).
- If existing home is to remain, it will be required to lose
direct access to Cherry and connect to City services as part
of annexation and zoning and at the time of development.
- Submitted proposal for 4 new lots plus 1 lot for the existing
home (5 total) could be supported by Staff. This is more
consistent with the existing density to the west.
- Single-family requires Preliminary Plat application--if 4 total
lots or less, combined preliminary/final plat could be used
applicable.
- No streets stubbed to property--proposal would require
common drive (UDC 11-6C-3D. Proposal would require
Alternative Compliance with other applications to have more
than 4 homes total and more than 3 on one side. Due to
shape of site, Staff find this ALT applicable here.
-Alternative compliance will be required for parking
requirements for the existing house.
-Alternative Compliance will be required for a reduction in
the landscape buffer along Cherry for the existing house.
- Staff highly recommends providing elevations showing any
attached product as looking as much like single-family as
possible.
- In addition, landscape plan should show adequate
screening between properties and any proposed green
space between existing SFR along Cherry and proposed
new homes in the rear.
- Staff recommends flipping southern most lots to face east
like the center two lots to allow for more usable backyards
for these homeowners (side yard along south boundary
would be encumbered by irrigation easement).
- Place for residents to place their waste bins should also be
thought of.

• Ensure no permanent structures (trees, bushes, buildings,
carports, trash receptacle walls, fences, infiltration trenches,
light poles, etc.) are built within the utility easement.
• Ensure no sewer services cross infiltration trenches
Water Plan Review Notes Tyson Glock • Do not have services come off of Cherry Ln. Instead bring
services off of 8" main that you are bring onto the site. Make
sure services come off of 8" main and not the 6" hydrant
lateral portion. Provide 20 easement up to the fire hydrant
and water meters, and 10' beyond them.
• Ensure no permanent structures (trees, bushes, buildings,
carports, trash receptacle walls, fences, infiltration trenches,
light poles, etc.) are built within the utility easement.
• Two valves required where proposed 8" main ties into
existing main in Cherry Ln.
• Need to provide future water main access to the south and
the east by providing easements that would allow future
water to be built to the property boundary. All separations
and requirements for these future water lines must be met.
