Request for a One Year Time Extension to Record the Final Plat Consisting of 16
Cormnercial Building Lots and 4 Cormnon Area Lots on 34.603 Acres in a I-L, L-O, and
C-G Zones by Falcon Creek, LLC (File# TE-06-014)
We have reviewed this submittal and offer the following cormnents:
APPLICATION SUMMARY
The applicant, Falcon Creek, LLC, has requested approval of a time extension to record the fmal plat for
McNelis Subdivision. The final plat consisted of 16 cormnercial building lots and 4 cormnon area lots on
34.603 acres in I-L, L-O, and C-G.
The final plat for McNelis Subdivision (FP-05-047) was approved by City Council on August 9, 2005 and
will expire on August 9, 2006. The applicant is requesting a one year time extension to record the final
plat as it is currently processing through the agencies and will not be recorded by the expiration date. For
this reason, they are unable to meet the time requirements specified in Unified Development Code (UDC)
11-6B-7.
The City of Meridian's Unified Development Code (UDC ll-6B-7) allows the Director to authorize a
single extension of time to record the fmal plat, not to exceed 18 months, when the applicant files a
written request for an extension prior to the expiration of the plat, which the applicant has done. As
mentioned above, the applicant is only requesting a one year time extension. Additional time extensions
up to 18 months as determined and approved by the City council may be granted.
With all extensions, the City may require compliance with the current provisions of the UDC as a
condition for granting a time extension (UDC ll-6B-7C). Staff believes that there are no additional
conditions that should be added to those approved by the City Council with the final plat for this
subdivision.
LOCATION
The property is located on the northwest comer ofN. Ten Mile Road and W. Ustick Road, in the SE y.! of
Section 34, TAN., R.1 W.
STAFF RECOMMENDATION
Staff recormnends approval of a one year time extension from the date of expiration to record the final
plat for McNelis Subdivision, to expire on August 9, 2007.

The final plat for McNelis Subdivision was approved on August 9, 2005. The fmal plat is just
beginning processing through the agencies, so we will not be able to record within the one-year
time frame. We respectfully request a time extension of 12 months for filing of the fmal plat.
