University of Phoenix — Conditional Use Permit
The University of Phoenix should be granted a Conditional Use Permit to operate a facility in the
Eagle Road Professional Center for the following reasons:
1) The University of Phoenix has over 75,000 students in more than 90 Leaming Centers
throughout the country, They also offer classes on line. It is one of the Nation's
largest private accredited Universities, and its prestigious name and services will be
an asset to the City of Meridian and the Treasure Valley. For more information,
please visit their website at www. phoenix,edu.
2) The University of Phoenix enrolls working professional individuals age 22 and older.
It offers numerous Bachelor's and Master's Degrees for Business, Technology,
Education, and Health Care. All students must be fully employed, and classes are
typically 18 students or less.
3) Classes will typically be held between 6 and 10 pm on weeknights. Accordingly,
traffic impacts will be less than those of an office use because most trips will be
generated at off-peak times. There will not be any external negative or detrimental
effects created by the University of Phoenix's use of the premises.
4) Throughout the Country, all classes are held in an office setting. The Eagle Road
Professional Center meets their criteria for location and building type.
5) The use is harmonious with the Comprehensive Plan and with the existing area.
6) The use will not be hazardous or disturbing to existing or future neighboring issues.
7) Although the use will not create excessive additional requirements at public costs,
Eagle Road Professional Center 2, LLC agrees to pay any additional sewer, water, or
trash fees or charges associated with the University of Phoenix's use of the premises.
