Lochsa Business Park is situated on 3.13 acres at the southeast comer of the intersection
of Chinden Boulevard and Long Lake Way. The owners contemplate construction of
eight (8) single story office buildings for commercial uses such as doctor/medical,
dentist/orthodontist, insurance and fmancial services and other office uses,

practices and local standards.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 1l~5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice ofthe application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for

Partial Release of Easement
WHEREAS, by subdivision recorded in Plat Book 92, at Pages 10958 through 10960 on July 1,2005, as
Instrument Number~05088397, in the records of Ada County, State ofIclaho, Lochsa Falls Subdivision No. 12,
granted to IDAHO POWER COMPANY an easement (the "Easement") for the construction, operation and
maintenance of certain power line facilities upon the following premises located in Ada County, State ofIdaho,
to-wit:
Lochsa Falls Subdivision No. 12 - A portion of the NE'I., Section 26, Township 4 North Range 1 West,
B.M, Meridian, Ada County, Idaho,
AND, WHEREAS, it is no longer necessary or desirable that a certain portion of the Easement be
retained.
NOW, THEREFORE, in consideration of the premises, IDAHO POWER COMPANY does hereby
release and abandon that certain portion of the Easement over the following described lands:
The 5-ft public utility easement of the common interior lot line on either side of Lot 46 and 47, Block 49,
Lochsa Falls Subdivision 12. Excepting that 10-ft public utility easement interception point along the rear lot
lines and also the 10-ft. public utility easement running parallel with and contiguous to West Everest Lane, as
noted on the official plat.
ALL RIGHTS and privileges under the above-described document in and to the remaining lands
covered by the Easement and any and all prescriptive or other rights the Grantee has acquired through
occupancy and use over time of said remaining lands shall remain and continue in the Grantee and shall not be
affected in any way hereby.
