This is in regards to the proposed development on McMillan between San Vito and Vicenza near the Walmart (Bridgetower Multi-family CR-2022-006) We have been a part of many calls and meetings regarding this development, and were at the last meeting on September 1st where this application was denied by the Planning & Zoning Commission. There were over 100 letters sent in prior to this meeting from residents stating that they do not want apartments in our community. The point I found most interesting was at the end of this meeting when the representative from the City Attorney's office presented that there were questions that the council members had to answer when approving or denying this request. This is from Meridian Code 11-5B-6. E. Findings. The commission shall base its determination on the conditional use permit request upon the following: The ones that I can certainly say are factors to continue to deny this request: 3.That the design, construction, operation and maintenance will be compatible with other uses in the general neighborhood and with the existing or intended character of the general vicinity and that such use will not adversely change the essential character of the same area. 4. That the proposed use, if it complies with all conditions of the approval imposed, will not adversely affect other property in the vicinity. 5.That the proposed use will be served adequately by essential public facilities and services such as highways, streets, schools, parks, police and fire protection, drainage structures, refuse disposal, water, and sewer. These apartments will not fit in with the character of our neighborhood. It will certainly affect the desireness of my home for future sale since it will be in close proximity to apartments. The existing streets (McMillan and San Vito) do not support the increased 400+ cars that will now come into this area. Especially with all of the other building happening near McMillan and Black Cat. Our schools will become more crowded, and West Ada supports this with their report. Our natural resources and canals can barely support our neighborhood now. This development has already been denied twice. Please continue to deny it based on the density and the impact it will have on current homeowners. Ferrara Ave. Meridian, ID 83646 1 We have also included our previously submitted letter for your reference: We have some very big concerns about how it will impact our Bridgetower West community. 1. We understand that this is zoned R-15 and that means that around 250 residences can be crammed into this small parcel of land. But does this have to be the case? Quality of life will be drastically altered for those already living in Bridgetower West if high-density apartments are allowed to go in here. We would support it all being townhomes like some of the units shown in the developer's proposal. But NO apartments. 2. Parking is going to be a huge issue. Every community we have lived in or even drive by seems to have this issue. There is not enough even planned for the residents. Most 1-bedroom apartments will have 2 adults with 2 cars living there. And this is not accommodated for. Plus, what about when there are visitors. This lack of parking will spill out into the Bridgetower West subdivision and have people parking on the streets and in the parking lot for our pool. 3. Bridgetower West will see a massive increase of traffic onto Gondola. People from the new subdivision will use this road to get through to Black Cat. We don’t need more cars and traffic in front of our pool and school. It will become so that we don't feel safe walking down this road anymore due to so many cars. 4. This plot of land should be used for people who want to purchase and not rent. We are concerned about the constant influx of different renters who are not concerned with keeping our neighborhood a quiet and peaceful place. 5. The proposal shows a massive parking lot right next to the entrance into Bridgetower West, and all these cars will go out the exit onto San Vito to then turn onto McMillan or take Gondola to cut through to Black Cat. Why is there an exit there at all? This road is already packed in the morning during rush hour and after the school gets out due to everyone trying to turn left. Turning left is getting harder and harder as McMillan has become so busy with all of the development on this road. 6. What is the impact to our local schools with this high-density housing? It's already becoming an issue with the single- family homes added to this area. We already have apartments going in near Costco that will add more students. Let's not put the burden of over-building on our students and teachers. 6. Before the city approves these types of projects, infrastructure needs to be changed. McMillan is already backed up all the time. Ten Mile is a mess to get to the freeway and back from 7-9am and 4-6pm. And now with this development alone, that’s 400 or more cars on these streets. If McMillan can’t be widened, then no more housing should be added along it. These types of developments need to stay on roads that have more lanes to accommodate the increased traffic. We just want to stress that the quality of life for residents in Bridgetower West will be negatively impacted by this proposed project. We have all spent a lot of money for our houses and for the beautiful area that we are in. Please don’t add a development right next door that will add noise, traffic, overcrowd our schools, and make it so we can’t sell our houses for what we owe because our community is now not seen as a desirable place to live.
