Comments:
Conditions of Approval: Project is subject to all cUlTent City of Meridian ordinances, and the Reagan
Subdivision (PP.04-014 and FP~04-057). The issuance of this permit does not release the applicant from any
previous requirements ofthe other permits issued for this site.
Landscaping: The Landscape Plan prepared by Harvest Design, on June 5, 2006, labeled Sheet LS-I, is
approved (stamped "Approved" on June 16, 2006 by the Meridian Planning Department) with the following
changes/notes: 1) UDC 11-3B-l requires all evergreen trees to have a minimum height of 6 feet at
planting and all shrubs to be from a minimum 2 gallon pot. Alllandscaoe materials shall comoly with
City Code. Other than the above-mentioned change, the approved landscape plan is not to be altered without
prior written approval ofthe Planning Department. No field changes to landscape plan permitted; prior written
approval of all material changes is required.
Site Plan: The Site Plan prepared by BRS Architects, on March 1,2006, labeled Sheet SD-l, is approved
(stamped "Approved" on June 16,2006 by the Meridian Planning Department) with the following changes
(see redline changes on site plan): 1) 17-foot Ion!:! stalls may be constructed on this site as shown (adjacent
to the sidewalk in front ofthe buildin!:!), ifthe ad iacent side walk is exoanded to 7' as per UDC 11-3C-
5B. Except for the changes mentioned above, the approved site plan is not to be altered without prior written
approval of the Planning Department.
Elevations: The Elevations prepared by BRS Architects, labeled Sheet CB1.1, dated June 13, 2006 are
approved with no changes from the Planning Department.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC 11-3A~I5.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape Ordinance. PerUDC 11-3B-IO, coordinate with the
Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the
existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11-
3B-IO-C.5.
Parking: The proposed parking areas shall be paved and striped in accordance with UDC 11-3B. Project
engineer/architect shall certity that the number and size of handicap-accessible spaces conforms to the
Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA
and signed accessible. See redline parking changes/notes on the site plan.
Curbing: Per UDC 11-3B-5I, all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow for storm water runoff
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A~17. Sidewalks shall be constructed
prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3: 1, shall be fully vegetated, and
shall be designed in compliance with UDC II-3B-II and UDC 11-3A-18.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in UDC 1l-3A-ll.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC II-3D.
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC-11-3A-12. Trash enclosures
must be built in the location and to the size approved by SSC.
Handica~~Accessibility: The structure, site improvements and parking areas must be in compliance with all
federal handicap-accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certificate of Occupancv: All required improvements must be complete prior to obtaining a Certificate of
Occupancy. A written certificate of completion shall be prepared by the landscape architect, landscape designer
or qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The
Certificate of Completion shall verity that all landscape improvements, including plant materials and sprinkler
installation, are in substantial compliance with the approved landscape plan. A Temporary Certificate of
Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the
amount of 11 0% of the cost of the remaining improvements. A bid must accompany any request for Temporary
Occupancy.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan, Landscape Plan stamped
"Approved" on June 16, 2006, and Elevations, and are not to be altered without prior written approval of the
Planning Department. No significant field changes to the site or landscape plans are permitted; prior written
approval of all changes is required.
*This letter does not indicate compliance with requirements of other departments/agencies, including, but not limited
to, Ada County Highway District, Central District Health Department, affected irrigation district(s), Meridian Sewer,
Water, Building or Fire Departments, Sanitary Services Co., etc. This letter shall expire one (1) year from the date
of issuance if work has not begun.

Re: Jaker's Restaurant
The building will be wood-frame construction with elements of e.i.f.s.,cultured
stone and metal accents. The roof will be cedar shakes with a matching trim.
i The building lot will be landscaped as indicated on the attached documents to
include new and existing fencing and natural screening elements where required.

SPECIFICATIONS
GENERAL DESCRIPTION: The Gardco Gullwing is an area luminaire
defined by its sleek profile and rugged construction. The housing is
one-piece, diecast aluminum and mounts directly to a pole or wall
without the need of a separate support arm. The multifaceted arc-
image duplicating optical systems provide IES Types II, III, and IV
distributions. The door frame is single-piece diecast aluminum and
retains an optically clear tempered flat glass lens. The luminaire is
completely sealed and gasketed preventing intrusion from moisture,
dust and insects. The Gullwing luminaires are finished with a fade and
abrasion resistant TGIC powdercoat.
HOUSING: A one-piece diecast aluminum housing mounts directly to a
pole or wall without the need for a support arm. The low profile rounded
form reduces the effective projected area of the luminaire to only .8
W/.07ml.
LENS ASSEMBLY: A single-piece diecast aluminum lens frame hinges
down from the housing and is secured by a stainless steel lanyard and
hinge pin,
An optically clear, heat and impact resistant tempered flat glass lens is
mechanically secured with six retainers. The electrical and optical
chambers are thoroughly sealed with a one-piece memory retentive
hollow-core EPDM gasket to prevent intrusion by moisture, dust, and
insects.
OPTICAL SYSTEMS: The segmented optical systems are
manufactured from homogenous sheet aluminum which has been
electrochemically brightened, anodized and sealed. The
multifaceted arc image duplicating systems are designed to
produce IES Types II (2XL), III (3XL). and IV (4XL). The reflector
facets form a conical fan around the arc tube with each facet
positioned to be precisely tangent to the top of the arc tube. The
lamp holder is glazed porcelain with a nickel plated screw shell.
Units feature porcelain medium base lampholders.
Fluorescent luminaires use a Medium Throw reflector with a Solite@
glass lens (MTS).
ELECTRICAL: All electrical components are UL recognized, factory
tested, and mounted on a unitized plate with quick electrical
disconnects. Each HID high power factor ballast is the separate
component type capable of providing reliable lamp starting down to
-20'F/-290C. Standard fluorescent ballasts are solid state.
FINISH: Each standard color luminaire receives a fade and abrasion
resistant, electrostatically applied, thermally cured, triglycidal
isocyanurate (TGIC) textured polyester powdercoat finish. Standard
colors include bronze (SRP), black (SLP), white (WP), and natural
aluminum (NP). Consult factory for specs on optional or custom colors.
LABELS: All fixtures bear UL or CUL (where applicable) Wet Location
labels.

The Gardco 107 Gullwing high performance sconces offer an excellent alternative to unsightly wall mounted fixtures. These architecturally refined luminaires
mirror the styling of the popular Gardco Gullwing luminaire and are designed to integrate naturally to wall surfaces. The 107 luminaires are available with

107 GULLWING SCONCE
SPECIFICATIONS
GENERAL: Each Gardco 107 Line luminaire is a wall mounted cutoff
luminaire for high intensity discharge or compact fluorescent lamps.
Internal components are totally enclosed in a rain-tight, dust-tight and
corrosion resistant housing. The housing, back plate and door frame are
die cast aluminum. A choice of three (3) optical systems is available.
Luminaires are suitable for wet locations (damp locations if inverted).
HOUSING: Housings are diecast aluminum. A memory retentive gasket
seals the housing to the door frame to exclude moisture, dust, insects and
pollutants from the optical system. A black, die cast ribbed backplate
dissipates heat for longer lamp and ballast life.
DOOR FRAME: A single-piece diecast aluminum door frame integrates to
the housing form. The door frame is hinged closed and secured to the
housing with two (2) captive stainless steel fasteners. The heat and impact
resistant 1/8" (.32cm) tempered glass lens and one-piece gasket are
mechanically secured to the door frame with four (4) galvanized steel
retainers.
OPTICAL SYSIEMS: Reflectors are composed of specular extruded and
faceted Alzak components, electropolished, anodized and sealed.
Reflector segments are set in arc tube Image duplicating patterns to
achieve the wide throw, forward throw or medium throw downlight
distributions.
ELECTRICAL: Standard Luminaires: Each high power factor ballast is
the separate component type, capable of providing reliable lamp starting
down to .20oF/-290C. Component-to-component wiring within the luminaire
will carry no more than 80% of rated current and is listed by UL lor use at
600 VAC at 150'C or higher. Plug disconnects are listed by UL for use at
600 VAC, 15A or higher.
Standard and dimming fluorescent units have a starting temperature of
OOF/-18'C. Dimming range is 15% to 100% Standard fluorescent ballasts
are solid state.
EM Luminaires: Electronic fluorescent ballasts are high power factor.
Sockets are high temperature polycarbonate with brass contacts. In the
event of power interruption, integral battery pack will power (1) 42W or (2)
26W compact fluorescent lamps at reduced light levels. Maintenance free
battery is rated lor ambient temperatures down to OOF/-1S.C.lndicator light
is visible through the lens. A test switch is accessible through the door
assembly.
EMR Luminaires: Electronic fluorescent ballasts are high power factor.
Sockets are high temperature PBT with brass contacts. A 7.5'/2.29m, 11
wire, quick disconnect assembly is provided for wiring through conduit (by
others) to a Bodine B30, 884C or B84C-CAN fluorescent emergency
ballast. The fluorescent emergency ballast is not provided by Gardco
unless the B30, B84C or 884C-CAN Option Is specified on the order to the
factory. In the event of power interruption, the B30 remote battery pack will
power (1) 42W or (2) 26W compact fluorescent lamp at full light levels; the
remote battery pack (B84C/B84C-CAN) will power (1) 42W or (2) 26W
compact fluorescent lamp at reduced light levels. Maintenance free battery
is rated for ambient temperatures down to 320F/O.C. Indicator light is
visible through the lens. A test switch is accessible through the door
assembly. NOTE: B30 does not bear CUL label.
LAMPHOLDER: Pulse rated medium base sockets are glazed porcelain
with nickel plated screw shell. Fluorescent sockets are high temperature
plastic (PBT) with brass alloy contacts.
FINISH: Each standard color luminaire receives a fade and abrasion
resistant, electrostatically applied, thermally cured, triglycidal isocyanurate
(TGIC) textured pOlyester powdercoat finish. Standard colors include
bronze (SRP), black (BLP), white (WP), natural aluminum (NP) and beige
(BGP). Consult factory lor specs on custom colors.
LABELS: All luminaires bear either UL or CUL (where applicable) Wet
Location labels. Lens down application is Wet Location and lens up is
Damp Location.
