6 Common Area Lots on 34.79 Acres in an R-4 Zone by Engineering Solutions, LLP

We have reviewed this submittal and offer the following comments:
APPLICATION SUMMARY
The applicant, Engineering Solutions, LLP, has requested approval of a time extension to record the final
plat for Bridgetower Crossing Subdivision No. 12. The final plat consisted of 43 single-family residential
building lots, 1 school lot, 3 commercial office building lots and 6 common area lots on 34.79 acres in an
R-4 zone.
The :final plat for Bridgetower Crossing Subdivision No. 12 (FP-05-034) was approved by City Council
on June 7,2005 and will expire on June 7,2006. The applicant is requesting a one year time extension to
rec.ord the [mal plat as it is currently awaiting bonding amount approval from the City and will not be
recorded by the expiration date. For this reason, they are unable to meet the time requirements specified
in Unified Development Code (UDC) 11-6B-7.
The City of Meridian's Unified Development Code (UDC 11-6B-7) allows the Director to authorize a
single extension of time to record the fmal plat, not to exceed 18 months, when the applicant files a
written request for an extension prior to the expiration of the plat, which the applicant has done. As
mentioned above, the applicant is only requesting a one year time extension. Additional time extensions
up to 18 months as determined and approved by the City council may be granted.
With all extensions, the City may require compliance with the current provisions of the UDC as a
condition for granting a time extension (UDC 11-6B-7C). Staff believes that there are no additional
conditions that should be added to those approved by the City Council with the final plat for this
subdivision.
LOCATION
The property is located on the south-west comer ofN. Linder Road and W. McMillan Road, in the NE ~
of Section 35, TAN., R1W.
STAFF RECOMMENDATION
Staff recommends approval of a one year time extension from the date of expiration to record the fmal
plat for Bridgetower Crossing Subdivision No. 12, to expire on June 7,2007.
