Dear Commissioners and Staff:
The purpose of this letter is to address a few inconsistencies within the Staff Report. TI1e clarifications below are intended
to avoid confusion at the public hearing and in the future.
1.
Please note that paragraph 6-L, page 4, has inaccurately indicated that the applicant wishes to close the existing
access. The existing residence, owned by Mr. Don Hendriksen, has an existing access to Bott Lane via a gravel
driveway within the Ten Mile Feeder Canal property. Mr. Hendriksen's current address is 4240 E. Bott Lane.
Paragraph 6-L should read as follows:
"... The existing homes to remain... The applicant is not proposing to remove this existing access to Bott Lane
but will provide additional access to the new proposed intemal street. 111US, the applicant is proposing to provide
access to all of the dwellings..."

Paragraph 6-L, page 4, also appears to inaccurately describe a new proposed connection to Victory Road within the
scope of this development. TIle "adjacent lot north of the site" is owned by Mr. Dan Johnson and is not-a-part of
Hendriksen Subdivision. Mr. Johnson opposes a connection to Selatir Lane. Paragraph 6'L should read as follows:
"...A new pub1ic street access with Victory Road may be possible if the adjacent lot north of the site is
subdivided some time in the future. All ofthe intemal streets..."

Section 8 Comprehensive Plan Policies and Goals-Chapter VI, Goal II, Objective A, Action 6, page 6, inaccurately
states that /1110 north stub streets are proposed. The preliminary plat clearly depicts stub streets to the north (one) and
to the south (one). This paragraph should read as follows:
"... In addition, one stub street is being proposed to the adjacent northem 5-acre parcel.. . connect to Selatir Place.
A second stub street is being proposed to the adjacent southern parcel. Staff believes that..."
Please add this clarification letter to the public record.
