Eagle Road, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned C-C (community business district). The abutting zoning designations for the address listed above are R-8 (medium -density residential) to the north, RUT (Ada County parcel) to the south, RUT (Ada County parcel) & R-4 (medium low -density residential) to the east, and R-8 medium -density residential to the west. • A retail store and convenience store with a fuel sales facility is principally permitted use in the C-C zoning district. The definition of a retail store and fuel sales facility are: Retail sales. The sale, distribution, presentation, demonstration, or supply of goods to consumers through or at a retail store. Fuel sales facility. A retail establishment that sells and supplies motor fuel, lubricating oils, and/or grease to on premises trade. The use may also include an accessory convenience store selling a limited line of groceries and self-service food items. • Current approvals on the subject site include: • File H-2016-0102 DA Inst. # 2017-041827 — On May 10, 2017, Annexation and Zoning, Comprehensive Plan Amendment, and Preliminary Plat were approved for annexation and zoning of 40.38 acres of land from RUT to C-C (16.33 acres) and R-8 (24.05 acres), to amend the comprehensive plan future land use map on 26.81 acres from low -density residential to the mixed -use community, and a preliminary plat on 15.83 acres, consisting of I I commercial lots, 2 commons lots and I right-of-way lot. Email www.meridiancity.org gle Road (ZV-2022-0041) page 2 APPROVED DATL osizaizz FIIf NUMBEF• zv-zozz-0oa • File H-2019-0067 — On July 25, 2019, Final Plat for the Firenze Plaza was approved for eleven (11) commercial building lots and two (2) common lots on 15.92 acres of land in the C-G zoning district. • File A-2020-0207 - On June 3, 2021, a Certificate of Zoning Compliance and Administrative Design Review was approved for a new 58,164 square foot, 37' tall Albertson's grocery store with a new 3,063 square foot convenience store, fuel facility, and associated site improvements on 12.74 acres of land in the C- C zoning district. • File TECC-2020-0002 — On October 19, 2020, City Council approved a request for an 18-month time extension in order to obtain the City Engineer's signature on phase one of the final plat. • File A-2022-0086 — On May 6, 2022, the Director approved the request for Alternative Compliance to Unified Development Code (UDC) 11-313-7C for the subject property. • File A-2022-0137 - On July 8, 2022, a Certificate of Zoning Compliance and Administrative Design Review was approved for a new 6,500 square -foot commercial building with 13 new parking spaces on a portion of the 15 acres in the C-C zoning district. • File A-2022-0133 — On July 21, 2022, a Certificate of Zoning Compliance and Administrative Design Review were approved for a new 5,500 square foot commercial building with 14 new parking spaces on a portion of 15 acres in the C-C zoning district. • File A-2022-0138 — On July 21, 2022, a Certificate of Zoning Compliance and Administrative Design Review was approved for a new 5,000-square-foot commercial building with 28 new parking spaces on a portion of 15 acres in the C-C zoning district. • In the event of a casualty, a Certificate of Zoning Compliance and Administrative Design Review is required to rebuild the structure in its current form. • The approved use is considered a conforming use and complies with the applicable zoning regulations. • The site was not approved as a Planned Unit Development and is not in any special, restrictive, or overlay district. • To the best of my knowledge the site does not have any legal non -conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk's Office.
