ISAP, the building elevations should be revised to comply with the following design guidelines (or
explain how they're meeting these guidelines if you believe they do):
1) A minimum building height of 30' is desired for at least 75% of the property frontage along Ten Mile &
Cobalt; and at least 40% of the linear dimension of the street level frontages should be in windows or
doorways (see pg. 3-33 for more info).
The future configuration of the tenant floorplan (under separate permit) will show that along the 10
Mile fagade is the back of house storage room which would create many conflicts by incorporating
glazing into the fagade. Clear glazing will provide no aesthetic quality to the building as you will be
looking into a storage room. Storefront with window film or a spandrel unit would also not be
possible because of the high probability of damage from pallets. Storage shelving will also be located
along this wall and will require a solid wall backing for anchorage. We have articulated the wall facing
10 Mile with varying height roof, metal canopies and wood and metal trellis along with a stucco
paneled design weighted with stone on the bottom. The current site plan shows that the side of the
building facing Cobalt will be where the loading dock is located so glazing at the pedestrian level
does not provide any benefit. The future configuration of the tenant floor plan will also show that the
exterior wall along Cobalt will be the backside of the sales floor which is where all the refrigerated
cases will be located. Hidden in this wall will be plumbing and electrical lines that will conflict with
any glazing. We have added articulation along the south side of the building through faux clerestory
windows via material color change which will be visible to the street above trucks in the loading dock.
We are following the TMSAP by locating the building along the street rather than having a parking
field along the street which would have allowed the entrance to face 10 Mile rather than the side.
2) Incorporate human/pedestrian-scale design elements on the south side of the building visible from
Cobalt Dr. (see pg. 3-34).
Loading Dock railing was replaced with linear stone to help block line of sight to the trucks and
incorporate design elements at human scale.
3) Public art (3-47)/gateway feature should be provided (3-35) at the corner of Ten Mile/Cobalt
This feature is already being designed and incorporated into the design and the comment will be met
4) Is any ground -level mechanical equipment proposed? If so, it should be screened from public view &
depicted on the plans (roof -mounted mechanical equipment is also required to be screened & should
not be visible from along any fronting streets) (3-41 & #4.30 ASM)
All exterior mechanical equipment will be roof mounted and will be concealed from public view via
screening.
5) A parapet surround should be provided across the entire primary facades as well as both side
facades (see 3-41 for more info). • Per the ASM checklist, the building elevations should be revised to
comply with the following design standards (or explain how they're meeting them if you believe they
do)

6) The south elevation needs some work (comply with ASM #1.1 Q Goal #3.20 & #3.2A; #3.3D/3.3E;
#4.1 A; #5.1 A; #5.3A; #6.10-6.1 C or explain how the proposed design complies with these standards).

r .1 C: "Incorporate architectural features on all sides of a building faqade facing: the primary
entrance(s) of an adjacent building, public roadways, interior site amenities, and faqades that are
visible from public spaces. See Architectural Elements, Building Form, and Materials sections."
This is already being incorporated via comment 1 response. Additional articulation has been added
to the South side of the building through faux clerestory windows via material color change. Building
design includes material transitions along canopies and banding around entire facade
3.2A: "For at least 30% of applicable facades use any combination of concrete, masonry, stone, or
unique variation of color, texture, or material, at least 10-inches in height, around the base of the
building. May alternatively incorporate other architectural features such as ledges, faqade reveals,
ground level fenestration, raised planters, or landscaping elements within 3-feet of finished grade."
Raise band along base of building to 10" and run entire perimeter of building.
3.3D/E: "Fenestration Alternative: Incorporate doors and windows for at least 30% of applicable first
floor facade, or suggest their inclusion using faux treatments that incorporate at least two of the
following: material changes, reveals in conjunction with color or material change, qualifying
modulation such as recessed areas, architectural trellis, awnings and canopies over access areas,
detached structures such as pergola, or similar architectural features and details."

4.1 A: "Provide at least three detailing elements that transition faqade material changes or integrate
pedestrian scale elements, such as doorways, windows, or material banding, at the base of the
building. Examples include but are not limited to: cornice work around primary entries, decorative
caps on brick or stone banding, architectural canopies over entries, or decorative lintels above
the first floor windows."
This requirement is already met via multiple building articulation strategies via color change in EIFS,
wood paneling, metal banding along middle of building, canopies over entrances.
5.1 A: "For buildings with facades that face multiple public roadways and/or public spaces, use
consistent material combinations, material quality, and architectural detailing."
This requirement is already met as the material choices are consistent along entire building
5.3A: "For commercial and traditional neighborhood districts, roll -up and drive -through doors are
allowed when integrated into the building design, but will -call doors with roll -ups and loading
docks are prohibited. Consider material variation and transitions, modulation, and other architectural
features and standards for the design."
5.3 allows the use of a loading dock, as this is a grocery store a loading dock is an item that is
required for the buildings use, but the roll up doors and features will be painted to minimize their
visual impact along building.
6.1: "Use lighting on building exteriors to promote safe pedestrian environments along roadways, at
intersections, and in public spaces."
Exterior building lighting will be incorporated into final design of the building and will meet all
necessary foot candle requirements
7) The elevations depict'W1" as a material that is defined on the material board as composite vertical
siding, newtech wood, is that correct? It appears to be EFIS....
Per the submitted material board, 'W1' is composite vertical siding. Elevations have been updated to
reflect the correct appearance.
8) Submit a detail of the trash enclosure with similar building materials/colors as the primary building
Per the submitted site detail drawings AS003/AS004, the trash enclosures are painted to match the
primary building
