FNENIMBEILA-20Uz oeo MISAR the building elevations should be revised to comply with the following design guidelines (or
explain now they're meeting these guidelines if you believe they do):
1) A minimum building height of 30' is desired for at least 75% of the property frontage along Ten Mile, -
and at least 40% of the linear dimension of the street level frontages should be in windows or
doorways (about linear 4' short) (see pg. 3-33 for more info).
Second Cycle:
Parapets have been increased. Lower parapet raised from 14'-0" to 20'-0". Corner element that
conceals RTUs has been increased to 22' to ensure the equipment is fully concealed. The building
now meets the minimum 20' elevation in the ASM 2.1 D.
Window areas have increased. Windows have been increased by 1'-0" in height all around to align
with increased canopy height (moved from 9'-0" to 10'-0").
2) Public art (3-47) —if not being provided on this site, include details on where it will be provided in the
overall development.
This feature is already being designed and incorporated into the design and this comment will be
met. See site plan for callout location between Heartland Dental and grocery outlet.
3) Is any ground -level mechanical equipment proposed? If so, it should be screened from public view &
depicted on the plans (roof -mounted mechanical equipment is also required to be screened & should
not be visible from along any fronting streets) (3-41 & #4.30 ASM)
There will not be any ground mounted mechanical equipment. The gas meter and electrical MSB will
be along the north elevation facing the exit drive and behind two layers of landscape planting. A 7'
wall with vertical siding to match the building has been added to the north elevation to conceal those
two elements.
4) The primary faqade materials should be masonry (see pg. 3-41).
Masonry has been added. The material palette is coordinated with the rest of the center, but we have
added stone veneer along the east and south elevations visible from Ten Mile road.
5) Is architectural lighting proposed? If so, depict on the elevations (see ASM #6.00-6.1 C for more info).
No wall mounted lighting. Lighting will be incorporated into the underside of canopies.
6) Submit a detail of the trash enclosure with similar building materials/colors as the primary building.
The trash enclosure is painted black to coordinate with building accents on primary building.
Material is CMU for durability. No change proposed. We do not intent to cover the trash enclosure
with plaster, wood siding or stone veneer.
7) Internal pedestrian walkways shall be distinguished from the vehicular driving surfaces through the
use of pavers, colored or scored concrete, or bricks per UDC 11-3A-19A.4b.
See revised landscape plan for material proposed for crosswalks.
8) Widen the internal sidewalk between the two rows of parking to a minimum of 9' to allow 2' vehicle
overhang on each side with 5' clear for pedestrians,- or, depict wheel stops in the parking stalls
abutting the sidewalk to prevent vehicle overhang. UDC 11-3C-513.3-4.

RENUABER:^-zDsz-D08D Iternative: Incorporate doors and windows for at least 30% of applicable first floor fagade, or
suggest their inclusion using faux treatments that incorporate at least two of the following: material
changes, reveals in conjunction with color or material change, qualifying modulation such as
recessed areas, architectural trellis, awnings and canopies over access areas, detached structures
such as pergola, or similar architectural features and details. Incorporate pedestrian -scale design
elements per the ASM. Building design must not create blank wall segments (see ASM for more info).
Are roll -up doors proposed on this elevation (i.e. gray)?
North elevation has been redesign. The main wall now features a dark gray frame outset 8" from the
main building line finished in Alabaster EIFS as well as a faux transom element and extended canopy.
Stone base now wraps onto this elevation. A 7wall with vertical siding to match the building has
been added to the north elevation to conceal the MSB and the Gas meter.
10) Does the EIFS finish have a stucco or metal appearance? If metal, submit a design standard
exception.
The EIFS finish will have a stucco finish.
