I am writing to express my concerns regarding the potential development of the Kingstown subdivision in Meridian,
adjacent to Champion Park subdivision and the Alpine Pointe subdivision.
There are already a large number of homes being built in the adjacent DeLano subdivision by CBH which will greatly
increase traffic. I do NOT want to see access from the proposed Kingstown subdivision into Alpine Pointe via Rogue River
Way. Having this access point into Alpine Pointe will greatly increase traffic on Wainwright Drive/Linwood Dr. and
possibly Rogue River Way, as drivers cut through to get to Rosepoint/Lacewood Dr. to then get to McMillan
Road. About half way between Wainwright and Rosepoint, on Rogue River Way, there is a community walking/biking
path that crosses Rogue River Way. There are many people who use this path (for access to the pool, park, and
basketball court) and many of them are children. I have observed that many times, there are children (both supervised,
and unsupervised) who do not stop and look before crossing the street. If Rogue River Way is opened up, it will increase
the traffic and an accident is bound to happen. Drivers who use the Rogue River Way access point into Alpine Pointe
will either be turning right onto Wainwright Drive to get to the light at Eagle Road, or driving through the subdivision to
get to McMillan Road, via Rogue River Way, Linwood, Rosepoint/Lacewood, and Camas Creek. The light at Eagle Road is
another concern. If the proposal to put Centrepoint through to Wainwright is approved, there will be a significant
increase in traffic at the intersection of Eagle Rd. and Wainwright. This intersection is already difficult to get through,
and with U-turns allowed there, it is especially dangerous to get onto Eagle Road via a right turn. We live in a very quiet,
safe neighborhood and would like to see it remain that way. I see no reason to open up Rogue River Way (or Conley, in
Champion Park) as there will be access points to/from Kingstown via both Centrepoint Way, and Jasmine. Many people
live in subdivisions with limited access roads, and must drive through the subdivision to get to their homes. (Case in
point: the "newer" portion of Alpine Pointe that was built a few years ago only has only one access point in and out of
that portion of the neighborhood, via Hartford Dr. in Madison Park subdivision) People who buy homes in the Kingstown
subdivision can do the same...drive to their homes via Centrepoint and/or Jasmine, and drive back out... especially since
it is a much smaller area. If we were looking only at traffic from the homes being built in Kingstown, I wouldn't be so
concerned, but opening up Jasmine (which also connects to Centerpointe) adds a huge amount of traffic to the mix,
especially given the DeLano subdivision and the number of adjacent apartments, shopping areas, etc. My concerns are
obviously directed mainly towards the traffic issues after the subdivision is developed, and construction traffic during
that process is a whole other concern itself.
I am not opposed to fire lane access, similar to what was done on Dashwood, adjacent to the DeLano subdivision, but do
not want to see Rogue River Way fully opened up.
I am not thrilled to see the size of homes that are being proposed, especially given the size of the lots.
I am not opposed to development of this area, but do not believe that opening up access to either Alpine Pointe or
Champion Park is necessary, or wise.
