Dear Planning Staff:
We are pleased to present an application for rezone associated with West Ada School District Meridian
Academy. The Land Group, Inc. is pleased to represent the applicant, Joint School District No. 2, DBA West
Ada School District.
Background
The subject parcel is located at 2311 E
Lanark St, which is generally located north
of E Franklin Road and near the future
extension of E Lanark St, which will bisect
the parcel.
The property includes one 12-acre parcel
(S1108438405) in the City of Meridian, ADA
County, Idaho.
The site is currently developed as an
alternative high school, baseball field,
district maintenance office, and
undeveloped area. No changes to the
current uses are proposed with this
application. To accommodate the future
extension of E Lanark St. (by others) and
facilitate the future development of a
playfield south of the school building, the
applicant is proposing split zoning of I-L
Zone on the north and west and C-G Zone
on the south and east which allows public
schools as a permitted use. The entire
parcel currently is in a light industrial (I-L)
zone.

Lanark. The C-G designation is consistent and compatible with the Comp plan and the existing C-G zoned
properties to the immediate east and west. Schools is Permitted Use (building occupancy type) within
the C-G zone.

A pre -application meeting was held with the City of Meridian Planning staff on January 4, 2022 (PREAPP-
2021-0236).
Invitations to an onsite neighborhood meeting were mailed to neighbors within a 500 ft radius of the
subject parcel. An email was sent from a neighbor requesting clarification on the meeting date and more
information, which was provided. The week of the date was incorrect on the original invitations. TLG has
resent a corrected invitation to all neighbors on April 15, 2022. The onsite neighborhood meeting was
held on April 21, 2022, from 6:00 — 6:30 pm. There were 2 people in attendance including 2
representatives from The Land Group and no neighbors.
We appreciate the opportunity to formally present these applications to the Meridian Planning and Zoning
