Re: 10 Mile Retail Building CZC Comments Dear Sonya, Please find below the review comments responses for the 10 Mile Retail Building CZC comments. 1) The boundary of the site shown on the site plan & landscape plan differ from the boundary of the lot — are you planning to do a property boundary adjustment to enlarge the lot or are improvements proposed with this development that are outside the boundary of the lot? If not, revise the plans to clearly depict what improvements are proposed with this development. Boundary of lot is the same on the site plan, civil plan and landscape plan. There will be some improvements such as the parking and landscaping done as part of this project outside of the lot lines which will be for the future pad on the adjacent lot. 2) Submit a detail of the trash enclosure (materials/colors should coincide with that of the building). Sheets 2 & 3 have been added to the submittal package showing the dumpster enclosure design. 3) Per the TMISAP, the building elevations should be revised to comply with the following design guidelines (or explain how they're meeting these guidelines if you believe they do): a) A minimum building height of 30' should be provided (2-4 stories is recommended). Main parapet is 22' with sections of parapets up to 28 feet in height, and complies with the general development standards of a minimum 20' tall parapet. b) At least 40% of the linear dimension of the street level frontage shall be in windows (clear or tinted visually permeable glass, not mirrored or reflective) or doorways [see pg. 3-33 for specifics & the alternative in the ASM (#3.3E)]. Elevations have been updated to include the 40% glazing. c) Incorporate human/pedestrian-scale elements in the building design (see pg. 3-34) — especially on the east side; explain how other elevations comply or modify accordingly. Human -scale elements have been incorporated into all facades including building entrances, ground floor glazing, articulated facades and awnings. d) Building should be designed with clearly delineated base (see 3-39). Concrete base material has been incorporated into the exterior design. i) Include projecting elements (i.e. blade signs, awnings, canopies, outdoor displays, shop fronts) beyond the build -to line along Ten Mile Rd. for visual interest (see 3- 40). Elements have been incorporated into all facades including building entrances, ground floor glazing, articulated facades and awnings. e) Is any ground -level mechanical equipment proposed? If so, it should be screened from public view & depicted on the plans (roof -mounted mechanical equipment is also required to be screened) (3-41 & #4.30 ASM). Any ground level electrical and mechanical equipment will be screened with landscaping. Roof top mechanical units are screened by proposed parapets. f) Awnings should be incorporated & extend a minimum of 5' from the fagade of the fronting structure [a lesser extension may be provided on east elevation (i.e. service doors)] — the bottom edge should be no less than 8' (up to 10') above the sidewalk (3- 45). Awnings have been incorporated into the design to meet these requirements. Public art/gateway feature is part of the overall parcel design. 4) Per the ASM checklist, the building elevations should be revised to comply with the following design standards (or explain how they're meeting them if you believe they do): a) Goal #2.30 & #2.3A o Goal #3.10 & #3.1A & #3.1 B o Goal #3.20 & #3.2A o Goal #3.30, #3.3D & 3.3E (east) o Goals #4.10 & #4.11, #4.1 A, #4.1 B, #4.1 C o Goal #6.10, #6.1 A, #6.1 B & #6.1 C.
